Wow, this thread got interesting really quickly. I'll make one quick comment, if you are going against the flow on the forum...please have some good analytical data to back up position. If you do, you will be that much more respected around here. IHB is not for the weak of heart...it's THUNDERDOME (someone post up a picture of Mad Max Beyond Thunderdome). I'm a little upset that all the juicy stuff happens when I'm at work away from the computer.

No matter if you're going with or against the flow, post good analytical data. Show your knowledge with cited data, and just ignore the personal/angry attacks. If you think someone is an idiot for saying something, say why and support it. All-in-all, this forum has surprised me, in a good way. Much better than I expected it to be.
 
This conversation is truly absurd. I'm rather proud of the hard facts I documented throughout this thread. Spinning it into nothing isn't working. And if I recall, no credentials have been posted by anyone. My facts are easy to disprove, but they haven't been. I anxiously await more evidence to the contrary.



Did I prove homes that were REO in fact closed escrow? Yes



Did I prove loan mods don't require a max LTV of 105%? Yes



Did I prove loan mods don't have a 38% backend ratio? Yes



Did I prove Tustin can be had under $150,000? Yes



Did I prove rents up to $1,400 on similar units? Yes



How many verifiable facts does a person need to have to not be called nothing more than a liar?

Most people think that Tustin Village way is actually Santa Ana so that is strike one. The picture is Strike two. The proximity to the freeway is strike three.



I could go through strike four, five and six but why bother.



I would rather have a smaller place in and IAC community for the same $1400.



If you could rent one of these out for $1400 you should be a sales coach or sales instructor because you would have to be one of the best in the world to rent one of these out for that much.

I think it would really help some of us take you a little more seriously here if you seemed a bit

But I think your mentioning your business expertise in a general sense would be appropriate to aid toyour credibility

Proof? Because you say so? I'm not being hostile or calling you a liar, but proof of trend or direction in the housing market is not a few select examples. And lets be honest about these $1400 Tustin rentals - that area is horrible, and many who rent there and pay exorbitant rents for crap properties do so because they have to. Poor credit, no rental history, etc.



You speak of loan mods as if they will become the norm, not the exception, and will save and stabilize the housing market. Ok, prove it. My source says exactly the opposite. Unfortunately, I cannot cite the source - my apologies in advance. But I'm not trying to prove anything.
