what's the setback for a 4100 soft lot? 6 ft to side neighbors, and 20 ft to the rear fence?

I am kind of interested in the sitemap. old habit of mine for new developments, always want to buy the premium lots. Because IMHO that's the only real advantage of buying new build is you can choose the lot/location but buying resale it is not as certain. The rest can be solved by money (i.e. you can tear down old builds to have the same new floorpan and new smell but you cannot change the location of the lot)

It's back to Whispering Hills. It's lot 8 in the attached site map. For this particular lot, it's 5 ft to side neighbors, 20 ft and 34 ft to the rear fence. I would have gladly taken this home if it weren't for the T-junction.

Not a fan of it.  But what can you do.  Probably go in through the garage most of the time.  Just got back from touring the model home.  Decent turnout so far.  Sales rep said they?ll be releasing phase 2 soon and said we will be happy.  Let?s see how much it will go up. 
 
Nice thanks. I can see later phases have larger lots and privacy lots but it will cost more in this market.
It is kind of interesting the builder saves the best for last and maybe anticipating they can charge a fat premium..

Yeah, the remaining privacy lots are not only larger but back to a hill instead of a street.
 
Thats true.  Only way yo get curb appeal on 2-3 is if u get the end unit like lot 58 and the other plan 3 that?s on the end in front of it.  Also on the plan 3?s if you are on the end you get that balcony. 
 
Yeah I noticed the same.  Do you mind sharing what the base price of plan 1 was before they added the options?  The plan 3 was I believe 1.5 or 1.55.  Was the plan 1 around 1.3-1.4?

Wanted to see all the models but too many people in line to wait for all of them. 
 
I was at Sierra model homes to check out upgrade idea for my my Fresco home.  I could definitely hear litttle 241 traffic in front of the homes. Only vehicles w/ loud exhausts though like a group of bikes and couple of big rigs.  Definitely try to get a lot further away from toll road if you plan to buy one there.

Nice.  Congrats. Eastwood village is nice.  We?ve been renting in Eastwood Village for the past 2 years.  Should have jumped on it back then.

Nice.  Congrats. Eastwood village is nice.  We?ve been renting in Eastwood Village for the past 2 years.  Should have jumped on it back then.

I currently live in Woodbury which has better  amenities IMO. We have 7 pools including a lagoon and a junior olympic pools for similar HOA. I just need to move to slightly bigger home and closer high school for my 2 kids who will attend HS in a couple of years.  Portola HS just seems too far for us.  IUSD changed Stonegate to Northwood HS starting 2022 school year.  I hope they will do the same for Woodbury soon so my son can go there with his neighborhood friends.  I will definitely miss Woodbury after 14 years.

The base price for plan 2 without upgrades and lot premium was $1.46m
 
Hi all - we were looking into Lapis floor plan 2 since it's a 4br with one downstairs which is highly desirable for us.  It would be of the front row lots so furthest away from the freeway (opposite side of the models for Sierra).

I was wondering how concerned we should be about the nearby 241 in terms of noise and air quality.

I could hear little 241 traffic from loud vehicles when i was there on grand opening day even with a lot of background noises from visitors. Road noises are definitely louder early in the morning when everything else is quiet. You should give it a visit during this time for a piece of mind.  IMO, lots near Highland further away from model home should be ok.  More homes/trees in the future will definitely reduce the 241 noises.

As far as 241 traffic pollution, it shouldnt be a problem. I would be more concerned about dust pollution since PS are surrounded by undeveloped hills but when the santa ana wind picks up, everyone in SC has the same issue.
 
I thought I wouldn't pay $1.5M for a detached condo, but here I am, paying $1.56M for Bluffs 2. But I guess I still think we're lucky to get it. Someone already reserved it, but backed out after finding out the all the homes in this phase and next 3 already missed the Stage 2 upgrade deadline. So no electrical or cabinet upgrades. Fortunately, the more important upgrades, like countertop and back splash, are Stage 3, so we can accept whatever that's already included.

The base price is $1.48M, plus $70k exterior and lot premium, and about $10k designer selected interior upgrades. Fortunately, the more expensive upgrades (cabinets to ceiling and recess lights in bedrooms) were on our upgrade list anyway. We looked at the site this morning and were happy with the lot (~3900 sq ft), which is about 1100 sq ft larger than the base lot.

And the fact that base price will increase by $20k to $1.5M in next release (next week) really made us happy we had a chance to purchase this home.
