FWIW, the relative affluence of a new home neighborhood in Lake Forest or in Portola Springs is moot IMO. Both new home neighborhoods are plenty expensive and I think demographics will be more similar than they are different.

PS is not Lake Forest. Tbh everything is probably the same. But for resale the PS probably is the way to go.

Haven?t checked this in a few days.  Wow, went from talking about the Sierra, Bluffs, and Highlands to completely something else. 

We moved to California with our twins 4 years ago.  Was in NorCal for 2 years and now here in Irvine for the past 2.  We really like it here in Irvine. 

I personally grew up in the south as a military brat.  My sister and I were always 2 of the few Asians at all the schools we attended.  Imagine growing up in that kind of environment.  I?m happy that I will be able to provide my kids with an environment here in Irvine where there are so many Asians that they don?t have to grow up feeling like outsiders and getting harassed everyday because of their ethnicity. 

Anyhow, the new Sierra models are finally available to see tomorrow.  It?s about damn time!

Martin, just in case you didn?t know, the plan 2 model home is the 2x or 2y.  Your dad?s lot is definitely worth the little premium.  It?s huge compared to what I?m getting.  Jealous?.

Someone who reserved the plan 1 passed on it.  That?s why.  As of last night I think the plan 1 was still available.  They also said please 2 will be released pretty quickly.

New to this forum.  It turns out things worked out.  :)  Unless anything goes awry before 12/15, we will have picked up the last plan 1 remaining in phase 1, which doesn't seem to be getting much love.  Maybe we'll have a chance to meet some of our potential neighbors during this weekend's models' opening.

Thanks.  We saw the plan 1 and plan 2 models this past weekend, but we're going to have another walkthrough this upcoming weekend.  We really wanted one of the plan 2s in phase 1 because the 4th bedroom is highly desirable, whether it be for an office space, guest room, or extra play space for our 2 children.  Unfortunately those plan 2's were reserved.  As for plan 3, we'd be paying too much just for that additional bedroom.  The next time a plan 2 (non X or Y) roles around it'll be phase 5 and who knows how much more those will be priced at. 

Either way, the plan 1 felt more spacious and had better flow than the plan 2 model.  Also, for our family of 4 it does meet our needs.  From what I've been told, getting in on phase 1 for any of the new construction communities in the Irvine market is a safe bet since prices will only go up.  I'm just hoping that lacking a 4th bedroom doesn't impact the appreciation rate too much.

Congrats!  Looks like if all goes well, we?ll be living right across from each other.  How old are your kids?  We have 4 yr old twin boys. 
 
Looks like Sierra pricing is really screwing me on Highland. I just checked Zillow and it listed the upcoming Highland 1 release at $1,547,000. And this is the base price, meaning smallest possible lot in the community. When I spoke to the sales lady last week, she said they recommended $1.52M to corporate, but I guess corporate had other ideas.  :(

A real bummer but probably expected.  Just like they priced the first phase of Sierra using the surrounding community as a reference with Elderberry.  Honestly, getting pre-auth from Loan Depot to get on the priority list was not that difficult.  Just show funding for your down payment/bank funds and stuff that any loan company would ask for like pay stubs/W2s.  Maybe it's not too late if you are even remotely interested in this neighborhood?  *Selfishly thinking* Would love to have a fellow UC grad in the same community with us :D.

The pricing would have been really good at $1,622,000 for the 4100+ privacy lot lot, but I think a lot of people passed on it because of the T-junction.

We're keeping our fingers crossed for the upcoming phase.
 
You should check out the model home this weekend.  One of the 3 is a 2x or 2y.  My wife walked through it and didn?t like it too much.  I think the actual living space is similar to the plan 3 unless you really need that deck on the 3rd floor.

T-junction takes all people?s problems into the house?that?s what my parents say.  We passed on so many homes because of it.  ;D

what's the setback for a 4100 soft lot? 6 ft to side neighbors, and 20 ft to the rear fence?

I am kind of interested in the sitemap. old habit of mine for new developments, always want to buy the premium lots. Because IMHO that's the only real advantage of buying new build is you can choose the lot/location but buying resale it is not as certain. The rest can be solved by money (i.e. you can tear down old builds to have the same new floorpan and new smell but you cannot change the location of the lot)

For Sierra 2 & 3, main entrance door is on the side as oppose to the front next to garage typical for SFR. What are your thoughts on pros/cons with this design?

It?s immediate back is a small green space - basically a space too small to fit another house on it. Not sure how ?private? the location is given it?s at an entrance to the tract and whatever tract is being built across the street. But it is def the best of phase 1.
