Xlnt neighborhood. JM Peters homes. Mr. and Mrs. IR2-in-law live very close to this home, also in Woodside. Pool, Tennis, and BBQ areas for a fairly reasonable $$$ association cost, IMO.

Looks good, no multilevel/sunken rooms on 1st floor (unlike most JM Peters), always thought those are trip hazards.  Yards a bit cramped, but looks easy maintenance.  Close to tennis and pool.  Worry about asbestos if you start knocking down walls?

Okay floorplan except for the galley kitchen and laundry in the garage.

It is similar to this one except they expanded the kitchen area, added an office, expanded a bedroom and put another bedroom into the 3rd car garage:

Nice house but it needs higher ceilings and an interior paint job.  I do like the pool though.  Like I said, a comparable house in Irvine would be about 4x what I paid for the Summerlin home.  I'd need to become the next Mike Dunn to pick up that house for you.  haha
 
This is when 3cwg is not enough.

One of my neighbor decided to extent his garage to a 4 car garage since he has extra side yard spaces for it.  The additional garage portion had extra tall ceiling and a lift installed so he can park two car in there.

so IHO, is a 4-car with a lift for the 5th car preferable to a 5CWG?

and where is our commenter that coined the term 'garage-mahal' to inform us about the aesthetics of these configurations?

I would probably go for the 5CWG if the lot size permitted it.

Doing the lift was just creative use of space. :)

While he doesn't like the aesthetics, he still likes the function, if I remember correctly, he has a 3CWG or 4CWG but it's in the back of the home so that doesn't affect the look.

It's not in Irvine.  Unless we find a neighborhood in Irvine without HOA and with bigger lots,  this will never happen here in Irvine.

I had been wanting to snap pic of this house for IHO for the longest time.  Just want to shared it before I move out of this neighborhood.

Upgraded kitchen... check.
Upgraded bathrooms... check.
Upgraded flooring... check.
Downstairs bedroom... check.
Plantation shutters... check.
ps9 vaulted ceilings and stairs... check.
Cans and fans... check.
Not a tiny lot... check.
Irvine... gah.

But still... for $899k, this is one of the better homes I've seen. I know these traded for high $700s during the trough but for less than $900k and move-in ready... this is very tempting.
 
El Dorado is awesome... we were looking there heavily... but it's gated. I thought you like non-gated... which is what Serrano is.

I think that's the big issue with Tustin Ranch, no community pool unless you are in a gated hood, and even then... not all gated ones have a pool (I'm looking at you Columbia/Westmont).
 
I would pass, too close to Jamboree, HOA is $77 for WHAT???  We looked at a Timmons home a long time ago, the pie shaped lot in the corner.  Didn't like the distance to Jamboree, didn't like the apartments (?) that's above us, and it's not gated.  Prices here seem stagnant with no upward mobility.
