we went to open house last weekend with no signs or advertising because the loan-owners didnt want their neighbors to know that they were trying to sell or be foreclosed on...
 
No body want to feel the shame or embarrassment of being foreclosed on. That feeling of defeat must be kept secretive in the city full of over achievers.
 
Went to this open house... they were very good with their paint, carpet and staging decor... almost model home-like if not for the dated kitchen.

Rooms were small but the vaulted ceiling in the living room was nice (and something you don't see in new homes in Irvine). Backyard was a bit small but it wrapped around to a front courtyard and they turned the 1-car garage into a playroom. No second dining space (I tried to convince the Mrs. to turn the living or family into one) and the upstairs master+bath+closet is as small as our current (which isn't very big).

The neighborhood itself is very cramped, you can only park on one side of the street throughout which is a bit irritating because the streets are narrower than normal. But it's quiet and there is a bit of a view from the master.

Was told there was an offer being written... but I'm always told that. It should sell quickly if they lower the price a tad.
 
Bixler is in "Pending" status so it looks like a fast mover.

I wonder what it will close at? I'm guessing around $750k... although I feel that's high.

Went to the open house for this one and I really like the floorplan, it was a corner lot and really only needed a kitchen do-over. The Mrs. didn't like the location very much. Two things stuck out to me... in the living room there was a library shelf complete with rolling ladder on wheels and in the master toilet, there was a floor to ceiling shelf unit... no idea how you would even get to anything on the top shelves.

 
Even though prices for 3CWGs in Irvine are coming down, with Tustin Ranch hitting the mid $700ks and Aliso Viejo at sub $600ks, it's getting harder to justify buying Irvine because their similar aged 3CWG stock is still in the upper $800ks.

I saw that one as well. Thought that sliding ladder was weird--just not my taste. Corner lot was nice but the backyard was too small for my taste. Nice thing about the location is just a hop, skip, and jump to NW Community Park and walking distance to Zion market.

Speaking with the selling agent, Doris, she said 39 Park Northwood was a one off tract of 39 homes. The land was part of gift/compensation to an Irvine Ranch worker and when it opened in the late 70's it was popular among her RE peers for its innovative floorplans by John Martin.

I liked the O-layout... the downstairs felt really large. The backyard was small for me too, I found the fake wood fence and the fake grass interesting.

The front landscaping seemed like it required lots of upkeep.

I think my problem with Irvine prices is if Tustin Ranch and Aliso Viejo are only 10 minutes away... why such the huge jump in prices? All the Irvine-haters say there should be no reason... but there it is in MLS full color... a measurable difference by as much as $300k for similar products.

Take this for example:

And they are almost exactly the same model match (both built by Standard Pacific in 1995).

If it's not the schools or the FCBs or the safety... what is it? Not everyone loves pick-up basketball games like I do.
 
that Aliso Home for 610K is pretty good. But that part of Aliso is not 10 minutes away from irvine is it? It seems like it would take 10-15 just to get to the 5 freeway. i think using the 73 would add up to almost 400 per month, which translates to almost 100K purchasing power.
 
No... it's not 10 minutes... but some of them think South OC and Tustin is closer to Irvine than it really is... especially during rush hour.

The Aliso commute is actually interesting for me... because it's closer if you buy in the Pacific Ridge or Audobon area (off of Aliso Creek and El Toro), you can either take the 73 or the 133 quickly to get to Irvine. Some of that 73 toll can also be offset by lower HOA/taxes depending on where you buy.

But the Mrs. prefers Tustin Ranch over Aliso Viejo though, she says the change in our lifestyle won't be impacted as much because we will still go to the same places more if we are in TR than if we are in AV. I prefer AV because of the "coastal closeness" and some homes are located in really nice elevated areas where you can actually get views from all around... not just the backyard. Sigh.

that is my point, if you are are going to buy a 610K home in Aliso and take the 73 into irvine everyday, that is going to cost upwards of $400. So that could get you a 700K home and you dont have a commute. In this scenario, 610K in Aliso and 710K in irvine are a financial wash, heck, then throw in the extra gas and the gap starts to become smaller.
 
Yeah... but it's not easy to find a newer 3CWG in Irvine for $710k (not even sure if there ever was one sold in the last 3 years). The lowest those Westpark II 3CWGs are in the lower $800ks.

I can find at least 3 AV homes in the sub-$600k to low $600k range.
 
Buy a home in Irvine with an extra wide sideyard like 16' then add a one car addition to the side of a 2 car garage. This is a perfect 3CWG recipe. Now go find the ingredients.

IHO - one thing about that home was that it backed to a major road AND there is no local Pool/Park. The school was within walking distance though.

i agree, but the true comparison would be 710K for aliso viejo (capitalizing the 400 in tolls each month) vs the lower 800s you mention. You can also capitalize the gas amounts as well. the variance just gets smaller. then the ultimate question is are you willing to pay the extra 100K to avoid the extended commuting time
 
The funny thing is... it greatly reduces the Mrs.' commute time... to almost nil. But she's the one who wants to go father north (TR) which will increase her commute time.

Me confused.

There are other factors that just money that is pros and cons for both cities... for that $600k range, I can't find $800k or even $900k Irvine homes with a view and a large lot. That makes it tougher.
