Heh... I've seen this one as a pocket listing.

Agent claimed it wouldn't be sold via the MLS... looks like he didn't get the offers he wanted.

Nice floorplan... but was told it was vacant for a while and some parts of it were roughed up and not maintained. Too high for me.
 
This was one of Lewis Homes first tracts in Orange County. I helped put some of the loans together in that tract when I was with Wells. The bones on the house are solid, built before Lewis sold to K+B homes. Nice floorplan.

The loan history is interesting. The original owner financed with a true no PMI ARM loan - PMI wasn't built into the rate. The bank simply made the loan on "hope". It worked out well for the bank, but not so hot for the original home owner. Purchased in the late 1990's in the low $3's, it ended up with a single loan in the low 8's before going back to the bank. 15 some odd years of home ownership, err ATM useage. I hope it was worth it.

What's with all the maple?  big maple cabinet over the fireplace(s!) in the family room?  what's with a double fireplace in the family room?  why not just one large one?

It may be a wood burning fire place and the empty spot on the right is where they stored the wood. Usually it is a smaller opening but it looks like they remodeled the mantel and fire place. Here are a couple of photos from some Northwood homes (Windstream tract) from the same time period--notice the double openings for the fire places:

Too high for me but this is the kind of 3000+sft house I expect for $1mil+. I don't understand why San Marino basically just expanded Sonoma floor plans and stuck the $1mil price tag on them.

So I went to the open house today and there wasn't much foot traffic. I liked the downstairs layout-- IHO's favorite izzy-O circular type and 3CWG. Home sits on a culdesac street, in the loop, and a close walk to the South Lake amenities. The home does need some updating--carpet upstairs need changing, new interior paint, bathrooms are dated, and kitchen has white tile counters and okay appliances. I liked the large bonus room over the garage--could be a super man cave, media center, kid's play zone etc.... Laundry room is downstairs near the garage access door. MB has retreat area as well.  I was also wrong about the fireplace---it is weird, dual fire place, not just one for storage.

This was actually a pretty good deal. The home needs some updating but it's a good size, corner lot off a culdesac and we like the external elevation. Sold fast... listed and closed in just over a month.

So this one is the same exact floorplan as Carver (except they added a sunroom near the front door and kitchen nook):

Active for 25 days, it started at $725k, then down to $699k and now at $650k. Carver went into escrow at a $699k list price in 4 days and closed at $730k. Other than location, what are the big knocks on this one for a $80k price difference?

hah, what a joke.  70s galley kitchen.  I suspect it is that people see a 32 year old house and are not into paying 3/4mil for a fixer.

really nice landscaping, though.
 
floorplan is same, but nothing else is.  they totally killed the cape cod charm of the neighboorhood with a hideous look i can't find the words to describe.  Sunroom has got to go...  i'd envision $150K+ going back into this house.  First, definitely needs a new roof back to the original look and an exterior paint job.  carpet is cheap but looks hideous.  kitchen needs to be opened up.  overdone rear patio overhangs.  entire front of house needs to be redone.

I agree, but Carver had the same galley kitchen and also needed upgrades but sold for $730k. I guess in older homes, the variance between same model homes can be quite wide.
 
Looks like 28 Belmonte got redone, and received an offer within a couple weeks of relisting.  It appears to have gone to an "investor" for $560k after sitting for over half a year from the short sale listing price of $670k in the summer of 2010, that a couple of you had mentioned.  I'd guess it closes at around the list price of $740k.  No surprise what an additional $110k (670k-560k) of room can do for upgrades and a swift flip.  Gotta love them banks and those that are connected!

The master is huge and the the kitchen is open to the family room. It has a wetbar (SoCal78!) but at least it's in the dining room. Deal breakers for us (other than the aged A frame exterior) are the laundry in the garage, no downstairs bedroom and the amount of interior renovation that would have to be done. I guess at $670k this is what you are going to get, the location is decent (cul-de-sac street) and it is currently the lowest 3CWG in Irvine.
I went to go see that home a few backs with one of my buyers.  The home is disgusting and it has a lot of termite damage.  I doubt it will get any offers.

They want $98k more than what was paid in 2006 for a house that backs up to Culver.  But, it's has a three car garage  ;)
