Sorry, I know I am getting off topic, but i want to know - Is Coronado off a motorcourt as well or is it as a normal layout? Do you have a full driveway that goes onto a street? Where does the front door lead out to?

Plan 1 and 3 have motorcourt entrances... plan 2 has the front door facing the street so it "feels" more like a normal house. All the plans don't have their own driveways... I think if you look at the mock-up drawing on TIC's 2010 site for Coronado, it actually a render of Plan 2....

Steve....IMO (for what's that's worth), Coronado is the best value available in the 2010 new home collection. Back on the old IHB I posted that was the only one my family was considering of all the New Homes. You get a lot of house for your money with KB Home period, and the location of Coronado across from the Palm club helps the lack of personal space. At $635k for a 4/3 you are squarely at the price point for a large townhouse/small SFR in Irvine resale. Not bad.

I don't mind them downsizing backyards... it gives the older homes something to make people want to still buy them. If they made cheap big houses with big backyards... the prices on those older homes will just plummet.

Alex, I don't know. I've never owned a KB Home before. I'm pretty sure I've read somewhere on IHB to avoid KB Homes from either Graphix or BK.

Let me clarify. Sonoma is probably the best product available, all things considered. But I thought Coronado was the best value for the $$. Truth be told, I think Montecito is a really nice product, too --- and if it were on a real street I'd think its priced right. But with that motorcourt setting I just can't see $800k, not when you can get a traditional layout for $800k elsewhere.

But I love the one I'm with. West Irvine or Tustin Ranch for me, baby. Westpark II and Northwood Pointe are also great, but I'm a 714 guy now.

You did. The are not on par with material quailty like other Irvine builders. But you get a lot for your money with KB.
 
CK: Believe me... I'm with you on the pricing being too high... it's just amazing that everyone probably knows they are high yet TIC is going to sell them anyways and there will be people buying them up like no tomorrow.... over 1000 people on the priority list... are there even 1000 homes being built?

Low interest rates, pent-up demand and people tired of waiting for the bubble to deflate... I think Panda's prediction of 2011/12 may not even hold.

If the world doesn't end, I'll buy in 2013... in Laguna Crossings.

No... and I doubt they will for a long time. Unless we have another bubble-run up... TIC won't be building that area for a while.

The TIC rep on the IHB said that the places they were going to finish first were Woodbury, Woodbury East and Portola II. After that would be Stonegate probably in 2011/2012 and then after that Laguna Crossings and Orchard Hills.

I was suprised OH was going to be one of the last ones considering they have apartments, a retail center and signage (I guess for the apartments).

So LC is probably looking at 2013 or farther... (also Hidden Valley or something). I found a sitemap for it but I'm sure that has all changed by now. Other than that... no definitive floorplans from the TIC.

Thanks to IHO, this is the best I've got. Gosh!, if LC was guaranteed to be built 2013, I would wait this long. Laguna Crossing is the land of milk and honey! This village is worth the $350 ppsf premium to me, unlike the New Woodbury Collection!
 
I have a question for you guys. How does Coronado compare apples to apples with Portisol and Rosemoor and Villa Rosa compare to Sonoma? Back in '07 I had a chance to look inside the smallest SFR in Woodbury, 43 Rising Sun 1700 sq/ft (Portisol) and the back yard really made a big difference as owner put some money into the landscaping. HOA was $105 and price was listed for $799,900.

I know Rosemoor and Villa Rosa are on 4500 - 5000 lots. Is this the same for Sonoma or are the lots much smaller?

Isn't Sonoma SFR? I thought in order to be considered a SFR - the lot size had to be a minimum of 5000 SF or is this wrong? I thought I read this somewhere....[/quote]

Not necessary, Portisols are considered real SFRs and their lots are around 3000 - 3500 square feet. Yes, Sonoma, Corondo, Carmel, and Santa Rosa are all SFRs.

yah there is no minimum. Most of the Montecito lots are on 3400 SQFT lots. The biggest are around 4000 SQFT.
