the solar rights act prohibits HOA's to stop you from installing solar panels (they can only make design changes to up to $2000.- in cost difference). i am in the process of doing so, sized big enough to supply power for an electric car.

in CA the value goes up by 2% each year. do the math were it will be in 30 years. if the value goes down you can have it re-assest every year. but again the value will never go up more than 2% per year. at least for now here in CA
