I actually like Plan 2. Too bad the Toll Road, lack of parking, high HOA, and killer Mello Roos make it expensive.
 
I believe the mello roose of any new villages in Irvine is a fixed dollar amount (about $400-500/mo), and the tax rate is fixed at 1.04% of the purchase price. Therefore the cheaper the new homes sale price gets, the higher in percentage (has to be more than 2% for those condo units) it comes out when you added up the tax and mello roose. The estimate of 2.2% sounds possible to me. I wonder the HOA of $325 (per ArbyOC's post) is how much the residents are paying WHEN BUILT OUT, not when you move-in. Although that might be how much it states on the sheets they give out...
 
Anyone know what the bond terms are? Paging EvaL... paging EvaL... Are they 25, 30, 35, or 40 year mello roos bonds? Is there a refi clause in the bonds? What is the interest rate paid on the bonds?



BTW, I paged EvaL for sh*ts and giggles, the info I am asking for is available to anyone who knows how to use that newfangled thing called google. I would look it up, but I am just as lazy as everyone else in this thread who hasn't done it. I mean, it is public info after all. It's not a secret. Bren doesn't need nor can he hide this info.

I asked the sales rep about build-out HOAs, and she said $325 (with a tone that indicated I was a moron for asking).



I may skip this weekend and hit the complex during the week on my way home from work, so if any of y'all go this weekend I'd love to hear what you thought.



Re: comments about possible lack of parking...perhaps they'll offer shuttle service when they make the visitor overflow park at the Spectrum. ;)
 
For anyone that is serious about buying one of these condo units (or another new construction home), find out if the builder has a buyer's agent commission incentive (they usually have a 3% commission in today's market) and find a good buyer's agent who will reimburse you 80%+ of the commission after the close of escrow. The builders take care of everything in the transaction so the agent doesn't have to do much at all. Don't leave money on the table with these builders!

USC, in your experience do you have to get this agent split agreement ie. 80/20 in writing with the agent you use, or is it typically just a verbal contract in the hopes they will honor it?
 
Just drove to WBE to see if I could take a quick look at the models. No parking (cars either waiting around for an open spot or just driving around where they can ... tight with cars parked on both side of the street). Decided wasn't worth waiting for an open parking spot...also figured that the models would be crowded as well.
 
I checked it out. Lots and lots of people. There will be a total of 58 two-story townhomes ranging from 1180 to 1,503 sq ft.



Tax rate 1.04%

Estimated Max Annual Levy of $3,971 per unit for Mello Roos, CFD's and other Special Assesment Districts.

Estimated HOA dues at build-out are $134 for Master and $175 for sub-association



Plan A priced from $349,990

Plan B priced from $389,990

Plan C priced from $427,990

Plan D priced from $422,990



Phase 1 has 3 A's, 4 B's, 5 C's, 1 D
 
Just got back from WBE a few hours ago; yeah, do not drive there! Want to imagine what the place will look like at build-out? Check the place out, cars are parked to the club house. The place is an absolute zoo? There must have been at least 300-400 people there?



This will be a short commentary on the freebees and the people there? seeing as I?m completely not interested in the models and living in WBE?



There is a nice ice fruit slushy booth, get some of that? real mangos; get as many as you can; served in a nice little park in front of the homes.



Lots of Asian baby boomers, I wonder why they are there? Maybe some of downsizing to a smaller home in retirement. I went to grad the Asian lady?s smoothie, and she got pissed! Sorry!



Get a red Walgreens water bottle, there some cool stuff inside?



Get the Counter Gift Card next; you have go into the sales office. The lady wanted the email print-out, but gave it to me after-all. The place was packed; some people filling out forms as usual, but all this excitement? Over what; some townhomes? Give me a break!



Alright, since, I was inside already, decided to take the baby out, hold him and go into a few models. Imagine 20-30 people in an 1100 sq/ft town home! No very pretty! It looks like a bad, bad new year?s party gone wrong!



Got the heck out just after going briefly into one or two homes. Very familiar? Can anyone say Andover, West Irvine!! I got to pull both floor plans, side ?by-side! And show the numbers apples to apples?



Went and got some ice-cream,, again get as many as you can. Seeing as that I only have one hand and pushing a huge stroller, I only got one. Talked to some more people in line. A few families from Lake Forest, a family with twins from Laguna. We talked more about raising boys than anything. Most people seemed to just enjoy the freebees. What appears to be realtors were counseling some clients at the tables. I am so paranoid in public now, I swear BK was there. But, I can only imagine what he looks like!



Went under a tree at the side walk and talked to another Vietnamese family who lives in Tustin. Sold their Irvine home, but now wants to move back cause of the kids. He was impress with the prices, but in working out all the extra costs, decided not to even bother. I kept telling him about the toll road. It is very noticeable. Ate the ice cream and got the wife another smoothie, walked back across Sand Canyon? you got another hour or so.. if your kids are bored, head over there, park on the Woodbury side, get some refreshments and just check out the club house, there might be a bounce house, the B-ball court is brand spanking new, but they might get mad if you play there...

Honestly, I would HIGHLY advise that buyers get the agents to put the split commission in writing because anything can happen, including the agent breaking their word (there was a thread in the general section where an agent didn't give as much of a commission kickback as promised). That being said, I have a commission sharing agreement in a word document that I sign and provide my buyers before we start the search. I'm happy to share it with whoever wants it...just PM me with an e-mail address.

Lots of buyers out there in a panic acting like locusts due to the lack of inventory so these condos will most likely sell quickly. The additional costs of the Mello + $300+/month for HOA are the back breakers.

With Ivy prices at $275 ppsf, Would it have an immediate impact on prices for all the other tracts in Woodbury? I am wondering if the prices for the new detached 1750 - 2700 homes in the fall comes into the market at $275ppsf, if that would immediately bring the Portisol and Villa Rosa tracts ppsf prices down to the $275-$300 range?



Just curious.



I recently saw a 1900 square feet Portisol tract on Watersprout sell within a week at $330 per square foot.
 
Just got back from WBE...I agree with RC, that place is a zoo today. Hundreds of people were swarming around. People were parking far away from the model homes but I managed a sweet spot in front of the model homes. I am impressed TIC got so many people out to see the homes. Lots of pent up demand for new Irvine product I guess.



I wasn't really interested in the homes but just the freebies. Demographic wise there looked to be large contingent of Asians (not a surprise), young families, and even empty nesters. I missed the ice cream but the slushy stuff was pretty darn tasty.



Couldn't appreciate the models much since there were way too many people stuffed into those townhomes. Made it very unappealing to me as a potential buyer. Only made the place look smaller than it should.



You could hear the Toll Road from outside the models but nothing inside with the AC on. But a definite louder noise is heard when I checked out their Commons area which is directly adjacent to the Toll Road. Something to consider. The place has an unused Tot Lot (open), 1 tennis court (gated), 1 b-ball court (open), fitness center (empty), club house with kitchen (empty), courtyard with outdoor fireplace, and empty pool with tot swimming area (gated).
