Compared to Branches, you had a view of the the Turtle Rock hills though I don't know if you will be able to see them from all the homes.

Looking at the floorplans on the websites, they appear to be the same. The only differences I see between the model 3s is a window seat and one more window in the great room and master bedroom in the Willow Bend version.

Does that mean Woodbridge is more popular or because people have seen the floorplans and they are more expensive, they did not bother going to UP?

Reason being is that they're way overpriced. Floor plans are a POS for a 1.1-1.2MM home.
 
So I finally saw these.

I was actually impressed how large these felt.

The prices are ridiculous, these should be $800k homes but if you compare these to Mendocion/Maricopa (and even Las Ventanas), these floorplans have a much better execution.

Things I like:

- Huge master bedroom
- Large master closets
- Large laundry room and linen storage space
- Large kitchen/dining area

If these were at Stonegate instead of Mendocino/Maricopa at the price points at Stonegate, they would be tempting.
 
Able to tour another model home this weekend and cross this off my list as well.. Pricing for Phase 2 (not sure if this is the same as Westside mentioned above)

Plan 1:  starts at $1,140,000
Plan 2:  starts at $1,240,000
Plan 3:  starts at $1,305,000

Wife noticed none of the secondary bedrooms are decorated for little kids.. I guess +$1 million is out of most starter family's price range.  Do like the masters... lots of windows.. Plan 3 is my favorite.. always liked the closet outside of the bathroom.. hated the master tub in Plan 2.. they should turn it the other way.  Does seem way overpriced at these pricing.  Not too familiar with University Park, but seems well kept like the rest of Irvine (though much much older styles).  Ralph's, pho, and korean bbq at walkable distances.. school's walkable too I guess.. Would've seriously considered a plan 3.. if it was $400,000 less :)

Buying the best/most expensive one in the neighborhood is generally a bad idea and that's what will probably happen with these homes. 
 
I was previously following these prices, then lost track as they kept going higher... anybody know the current pricing and phase now?  8)
