Compared to Branches, you had a view of the the Turtle Rock hills though I don't know if you will be able to see them from all the homes.
Looking at the floorplans on the websites, they appear to be the same. The only differences I see between the model 3s is a window seat and one more window in the great room and master bedroom in the Willow Bend version.

just feels like there's not much value/upside in irvine housing right now... and no, i can't move out of state to a higher growth area (TZ, GA, etc.) either.

Wife noticed none of the secondary bedrooms are decorated for little kids.. I guess +$1 million is out of most starter family's price range. Do like the masters... lots of windows.. Plan 3 is my favorite.. always liked the closet outside of the bathroom.. hated the master tub in Plan 2.. they should turn it the other way. Does seem way overpriced at these pricing. Not too familiar with University Park, but seems well kept like the rest of Irvine (though much much older styles). Ralph's, pho, and korean bbq at walkable distances.. school's walkable too I guess.. Would've seriously considered a plan 3.. if it was $400,000 less
