Willow Bend (formerly Vista Verde) in University Park

Passed by here last week... still a bit behind The Branches, but the wall is up and the models are being finished.

Unlike its Woodbridge twin, the wall doesn't look as out of place at Willow Bend because other neighboring homes have a wall too. My question here is will they have their own HOA? I'm assuming they will since there is a pool in their site plan. I remember that they were trying to get added to the Parklane(?) HOA but I don't think they did. I wonder what the HOA will be here?
 
Models Grand Opening April 6.

With The Branches in the high $900k to just over $1.1m and the first phase sold, looks like these might start at $1m.

Crazy.
 
University premium is about $900k RMB so it could be 1.1m+ for plan 1.

for both Willow Bend and The Branches..crap..maybe buy one, rent out 4 rooms to 4 different families who wants their kid in Uni..

didn't know if this was mentioned, but it seems like it will be annexed into the Parkside HOA, they nixed the rec center, added three more homes for a total of 58..

Ahh so they did get added to the HOA. I think it would have been nice to have your own rec center / pool... but I guess it makes the HOA costs lower since you're paying SO MUCH FOR THESE 2-CAR GARAGE TINY LOT HOMES!!

Sorry... I got a bit carried away.
 
Might go...if time permits, never checked out Uni Park before...maybe hit up class 302 for some uncomfortable shaved ice :)
 
We got there at around 10:30 AM and it wasn't as crowded as the Branches grand opening when we came at the same time. I think they were expecting a bigger crowd because this time there were two coffee baristas and two animal balloon makers compared to one of each at the Branches opening. Also had cupcakes like before and pears (to take?) inside the model homes this time.

Compared to Branches, you had a view of the the Turtle Rock hills though I don't know if you will be able to see them from all the homes.

Looking at the floorplans on the websites, they appear to be the same. The only differences I see between the model 3s is a window seat and one more window in the great room and master bedroom in the Willow Bend version.

Heh... I think I know some of the people in those pictures.

Does that mean Woodbridge is more popular or because people have seen the floorplans and they are more expensive, they did not bother going to UP?
