Thanks to irvinitee... there is also a Master Plan for the Viste Verde Elementary that William Lyons purchased and will redevelop into a 66 detached SFR tract:

Revised lower density plan with 55 homes (looked at that long driveway! can park two RVs!)
 
The HOA is going to be pretty high when you divide the cost of the community pool, tot lot, club house, and roads by ONLY 55 homes.

It'll be worth it to live south of the 405.. where's the bocce court?
 
It's nice they added their own pool, park and clubhouse... will put this on my radar... although the timeline seems like a far way off... maybe 2013.
 
Was looking at an open house in University Park and noticed they put up fencing around the Vista Verde Elem... so it looks like they might be prepping to build.

Also saw signs all over saying to vote YES on Annexation in Parkside which I'm assuming is trying to add the Lyon project to Parkside's HOA.
 
On their website they posted the same development schedule as alderwood.... Its officially called Willow Bend....
So Feb 2013 for both of them to start sales i assume

It looks like they are a little behind schedule but I'm amazed at how fast they demolished the buildings at Willow Bend. I think they took most of the buildings down in less than a week... only thing you see standing now is a jungle gym dome and one other structure (which they were tearing down today).

Someone told me over at Alderwood, all the buildings have been demolished too.

Still think they are dreaming with that $900k starting price... but it's Irvine... city with the invisible premium.

They are going to go nuts on advertising how the homes have no Mello Roos and the sales people will be trained to point that out.  I'll be interested to see how buyers will vote with their wallets.
 
how much does being the only new construction in a pretty big radius affect resale value?  I wouldn't want to look out my bedroom window and see a nearly 40 year old home (mid to late 70's).

last summer there was a home in anahiem hills that i really liked that was brand new because it had burned down (three houses had burned down up on the hill just south of the 91), one owner rebuilt, the other two said see you later and a developer built two homes.  these were the only two homes and the rest were old. my wife said the exact same thing as you did. i guess we would have been going against the old adage of buying the worst house on the block. we would have bought the best one in an old neighborhood.

i dont know if test actually works for Lyon the more i think about it. he must work for the city of tustin or someone associated with Tustin Legacy.
