Why so many negative comments about living in the City of Irvine?

any lender would probably require you to get flood insr. plus the landscaping costs would be outrageous. i would replace all the gardens with hardscaping, maybe concrete pavers in a nice swirly pattern. also, the windows would all need to be torn out and replaced with modern low-E windows with the integrated muntins for easier cleaning.

I understand it's not the greatest but you do know these type of homes are all over Irvine. I realize you're hyperboling for impact but even the newer Woodbury houses (Villa Rosa Plan 2) have a side entrance that does not scrape that present you have for me.



I was just merely demonstrating how one could fit a 3-car wide garage into present lot sizes without giving up too much interior space. It's not like what they are building nowadays are architecural marvels so I don't think a 3rd front facing rollup garage door is going to deface the stucco box look too much.

I am also a garage a holic.... as I have 4 cars... it would go without saying.



As for asian drivers and ladies with beater cars... don't ask me about having dinner at the Diamond District. We won't talk about the young lady driving on the wrong side of the road, speeding, around 2 slower cars, around a blind corner. Yea, its wonderful.

It actually depends. If you look at the floorplan, that's actually a Plan 2RSC. It's a corner unit... so the door isn't facing a wall... it's facing that park off of Serpentine.



I do like having a 3-car wide driveway, even if there is only a 2 car garage (you see this often in Westpark II due to their flex design of making that 3rd garage into a den/room).



But I also like a front covered porch or a courtyard... or both.



Maybe instead of deep and narrow lots... they should go short and wide... so they can squeeze in more streets... hehe.

It would be very unlikely for us ghost people to actually use a 3-car garage for its intended purpose. We might park two cars in there and the extra slot would be storage for our junk or a converted game room.
