Well... obv someone is jelly. I'm not hitting up John's Creek forums trying to convince people to live in Irvine... demand is too high despite the cost difference.

It's kind of like IE people trying to rationalize why it's better to live there... the only benefit is price. :)
 
Are you really putting Johns Creek in the same category as I.E.? The median household income in Johns Creek is $153k vs $122k in Irvine while the real estate in Johns Creek costs 1/3 of that of Irvine. The Quality of Life is much better in Johns Creek than Irvine.

In my last visit in Jan, i stayed at a hotel near John Wayne and the area was very nice. Suprisingly just within a short 15 min drive up to OH and Portola Spring, i felt i was driving towards the I.E. It really felt more desert like. Perhaps you dont really notice the difference as you live there and the changes are subtle, but for me the change was night and day.

I almost pulled the trigger on a Manzanita Tract in Portola Springs. I was so thankful i didnt buy there 15 years ago. The area just wasnt the same with severe desert like drought.

This Georgia suburb ranks No. 1 among best in US​

We moved from IE to Irvine and we couldn't be happier.
 
Irvine, California was incorporated on December 28, 1971

The Irvine Spectrum Center opened in November 1995 when Irvine was 24 years old.

Johns Creek, Georgia was incorporated as a city in December 1st, 2006.

Johns Creek is currently breaking ground in the largest downtown development. It is absolutely fascinating how the timelines for these two cities parallel one another. Living in Johns Creek today is like living in Irvine in the 1990s. Johns Creek has not reached its peak yet.


The Medley development in Johns Creek, Georgia is expected to open on October 29, 2026. The groundbreaking ceremony for the $560 million mixed-use development took place in January 2025.

Last time I stayed in Atlanta for work was 2016, hot and humid summer made me sweat greatly - as a fat guy I prefer dry air.
 
Why do you call yourself a fat guy? This is a mindset problem of how you see yourself. You need to constantly tell yourself that you are a physically fit and a handsome Asian man and then eventually your physical fitness will follow.

I went from 195 lbs to 155 lbs. Dr Kim told me that if I dont want to end like my dad who passed away from a heart attack at 65, i would need to make a drastic change in my lifestyle and fitness. Those words alone gave me a "why" to make a transformational change in my physical health and fitness. If Panda can do it, I know you can do it too.

right, but what people don't realize is you can get quite a 'discount' by buying out of the Irvine zipcodes and still get a lot of the same benefits (though maybe not the school district). I'd guess you could get a house in Tustin Ranch or Lake Forest for 30% less than an equivalent one in Irvine and we're talking a five minute drive. That isn't really true in the South Bay area.

I'm not really sure how accurate this study is and what is considered a "city". It listed Fremont as #2 and San Jose as #3, but these cities are actually among the cheaper cities in South Bay Area. Cupertino, Saratoga, Los Gatos, Los Altos, Palo Alto, and Mountain View are all more expensive than Fremont and San Jose. Are they too small to qualify as cities?

But you're right about getting the same benefits minus school district in Lake Forest and Tustin. We did consider buying at The Meadows. The drive to work for me would have been the same. For my wife, if she were to decide to take 241 all the way, it's pretty much the same as well. It's a bit farther when she takes Jamboree up to Santiago, which she does now. But we just didn't like to live in a commercial area and we just didn't like the homes are in a crater compared to the surrounding streets.
 
It sounds like someone wants to move to Irvine. Or at least has a complex about living in Georgia. Comparing the two is like apples and oranges to me. I have lived in Irvine a long time and have considered moving but never to Georgia.
