I would say most people living in 4m houses don’t need a job income… hence the median income is low because wealthy people just don’t need income to start with.
 
Why dont we ask those people who live in $4M dollar homes in a cookie cutter OH subdivision paying $1000/monthy HOA dues. How is your quality of life in Irvine? How is your overall happiness of your Family and Marriage life? What is your target age to fully retire?
$1000 per month HOA? What is included in that?

Don't be fooled. Those folks living in $4M homes in OH is only an illusion of wealth with a sick multimillion dollar mortgage.

Hope you learn something from the story of Rick Kamal about the deadly cost of keeping up with the Kims, Patels, and the Wongs in Irvine.

If people are paying $4m to live in OH... I'm pretty sure their finances are pretty good.

As for quality of life... c'mon.... it's Irvine.

Plus there are tons of apartments (including very low, low, and moderate income) in Irvine as well as seniors and students. There is quite a bit of income diversity by design in Irvine.

I would argue that the passive income is greater than earned income for the Wealthy households. Wealthy households have ratios anywhere or 60 / 40 to 75 / 25 for passive / earned income ratio. Households of Real Wealth do not live in $4M homes with $1000/month HOA dues.

I went to an open house nearby in summer, the agent told me that owner of this house bought new in 2016 and only ever lived in there once for three months before COVID, then moved to Tokyo to avoid the virus. The owner has housing all over the world and never thought about putting the Irvine house on rental market simply because there is no such need. And as it turned out the 1.5M new house in 2016 sold around 3.5M in 2024. Just another great example of rich people easily got richer without even trying.

Dude - GA gets freezing rain, humidity and bugs. You can rationalize it all you want but quality of life is vastly inferior to coastal CA, especially South OC or North SD County, and as ThirtySomething said it’s a 1 hr flight or 7 hr drive to sick paying jobs in SV.
Carlsbad, Encinitas, and La Jolla are not talked about enough, definitely underrated in my book

And what’s the restaurant scene like there?
Johns Creek, Georgia is generally safer than Irvine, California in terms of violent crime. You can see the stats below. Emory Hospital is the big hospital located in Johns Creek Technology Park. Restaurants are spectacular here depending what you are looking for. If you like Asian Ethnic Cusine, it is paradise here. The best Asian restaurants are located in Suwanee, Johns Creek, and Duluth. A few good places are also in Alpharetta.

You conveniently left out the lack of freeway access and horrendous traffic on the major roads that must be navigated to get to the freeway and rush hour that lasts from 6am-8pm. And horrid humid summers with tons of mosquitoes. No one who has the means would choose JC over South OC or Silicon Valley. JC is for Asians that can’t afford or can’t land jobs in coastal CA.

Well, I moved to Foothill Ranch, and I'm pretty happy. I'm close enough to be able to work for a Silicon Valley team that gives me gobs of stock,but more importantly, I get to work on really cool things. I certainly couldn't do that working from bumfuck Georgia.

It's pretty cool to be able to drive to the ocean in less than 20 minutes, I spend 9 months out of the year going to the pool with my famliy and friends every weekend and grilling, it's pretty great for me.

If the most important thing to someone is having huge swathe of land, then no Orange County isn't a great place. It's certainly not for everyone. But given the basic laws of supply and demand, more people prefer Irvine and surrounding cities.

I am not quite sure why you guys are so obessessed with high paying W2 jobs in Silicon Valley. Many of Johns Creek residents are small business owners who have built their business from scratch that align with their gifts, talents, and passion. Georgia has entrepeneurial business friendly soil like Texas. These Johns Creek small business owners are not looking for high paying W2 jobs to be employeed by someone else since they are self-employeed and financially independent.

I will give you one thing Irvine has an edge over Johns Creek. Irvine does have an amazing efficient domestic airport (John Wayne) that is so convenient located in the heart of Orange County. I wish we had something like John Wayne Airport in North Atlanta. Many years ago, Investors were trying to convert Gwinnett County Airport into a domestic airport like John Wayne but Delta Airlines stopped it wanting a monopoly in the ATL Hartfield Airport. It is sort of like living in Irvine but only able to access an airport out in LAX. It does make it a little inconvenient for business consultants who live in Johns Creek and need to regularly fly out.

Having been born and raised in OC, the quality of life has deteriorated significantly with the rapid population growth. Thankfully it's mitigated somewhat with planned communities, but I'd take 1990's Irvine (or earlier, but for discussion purposes we'll start here) over 2020's Irvine any day. Wait for all of the additional housing in the Orange Hills being built out and expect crowding to get worse.
 
I agree that the Quality of Life was the Best in Irvine in the 1990s. Born in Dec 28th, 1971, if Irvine was a Girl, the peak of her Beauty was in her 20s and 30s. I would of have loved to marry Irvine in the 1990s. Now that Irvine is in her 50s, she's lost that Beauty, Purity, and Charm and Panda no longer finds her attractive.

People should pursue the life and work they want, I don't presume there's a one size fits all solution here. However, I find it very fun to work on this thing called the internet that everyone uses (that's my project at work) :)

Can't really do that kind of thing working for a small company or as an entrepreneur. Also, I drive to work, get a free cappuccino, then get a free croissant or eggs benedict, then work for a bit, then hit the gym, then get a massage or play some pool, then back to work...

Having a nice office to drive to is pretty enticing!

Yes, having a tiny airport 20 minutes from my house means the silicon valley commute is very convenient, or going to Vegas or Napa or anywhere else.
