Irvinerealtor, thanks a lot for the information. Lucky seller here. Probably not losing any money as the commission is likely picked up by his/her company. Not a very low price thought if they close above $1.3 mm.

I am but a poor and humble backoffice servant Ten Man. Fortunately no hair loss yet (must be the half asian roots) like Graph or IR2, but as I age, the desire to retire early diminishes the drive for a trophy house some. A place to shoot hoops with the kids or play catch becomes just as compelling as an entertainers backyard.



I'd be happy to pick up something like 3GH, slap a hundy into some flooring, crown, fixtures, furniture, etc. and have a smaller but fairly dialed in place. Just want to keep my monthly nut on a place to around $5K so I can stay in 28% DTI territory and keep the long-term financial master plan on track. You can say to Robin Leach for me when he profiles your place...



Your speak of pulling chicks reminded me that I need to get some shopping done for the only chick I pull nowadays, my lovely and wonderful wife, amazing mother of the two boys I always coveted. Somehow she convinced her eggs to only bring forth male children and for that, she has my undying faith and loyalty. I know these are foreign/crazy words to you now, but someday you may understand...

Tenman, if you have no kids, you probably don't want to consider 20 Breezes ( you mentioned before that you are taking a hard look). There are a lot kids on those streets where bigger homes are sit on. By the way, that house dropped $70,000 to $1.23 mm this am.

Of course I plan to get married and have kids.

This is part of laying that foundation.



It's a process, just like going to the gym.

I wasn't born with well defined abs.

Do countless crunches, count carbs, hit cardio daily so it all comes together.

Ipop, I'm disappointed in you again. You're underestimating 10's savvy nature. His M.O. is to come in with the $975K offer that locks in the escrow. After the bank has already started counting their money, he milks the contingency period, THEN he asks for $100K credit in a repair request to install the "rockin" disco ball, dry-heat sauna, and tanning pods. Picked up a beater Suzuki that I kept in the garage for eons but never had the chance to take it out much. Finally unloaded it last year. One of the reasons I desire a 3-car garage is so I can have enough space to store a bike again.
