Escrows haven't been coming at the same clip of late, hence IPO's need to entertain himself via forum posts. Did have one nice comp killing close in older Tustin Ranch. $810K for 2,850sf built in '89. It's a late 2003 rollback based on price. Older Tustin Ranch is flirting lovingly with 2003 prices. The newer and more northerly territory, near Peters Canyon and Pioneer middle, has been holding up better but is showing small signs of capitulating.

what is considered older tustin ranch? is browning the cut off between tustin and tustin ranch?
 
I know it is off topic but I haven't seen it anywhere else - does anybody know what those homes that are under construction just along the 73 (just to the north/east side) as you drop down out of Turtle Ridge into Newport? I think just above Bonita Canyon? They look like they are about to finish construction but I have never heard of them.
 
yup, uci faculty housing. so called area 9, which is i think the final building area. supposed to be priced 500k-750k, which should be an interesting market, since few faculty can afford that amount.

I'm thinking so too Nude. College hoops is done, NBA is coming to a close, and escrow activity is dying off... I have some home improvement projects waiting for some attention though. Guess I'll have to focus on that. I can only regale the blog with so many interesting stories from IPO's meager past. That well will run dry quick!
 
Maybe the demise of Irvine escrow activity was called a bit prematurely... I found three more today escrows today, one which opened on 4/19 for a Northpark condo on New Season, two others that went backup today which are SFRs.

Wow, Tustin Field at $273/ft.

Passed by there for the first time this past weekend on my way home from JT Schmid?s.

Actually liked the Tustin Field area better than Columbus Grove.



Columbus Grove didn?t have trees lining the street and lacked foliage in general.

It wasn?t until I got to the Tustin Field tract that I saw trees lining the street.

Looked very nice and I was quite impressed.

Until I noticed the how close those railroad tracks are.

You?re right that is a drawback, but the area was better than I?d anticipated.

That Voyager house is in a very bad location. It backs to the corner of Edinger and Harvard... I'd be surprised if someone paid $850K for it. Actually, it is surprising to me that anyone paid $800K for it considering you can buy new in VoC CG 2900sf for $850K.
 
I rode my bike past 14 Mar Vista on Tuesday afternoon and there was still a for sale sign in the front yard. It also appearedto be silent inside with the faint sound of chirping crickets. I thought that there would be a large SOLD sign out front. I figured that signs like that would be highly desired given this market, no?
