Yup, right in line with recent averages, hovering around mid 2004 pricing. That is a little on the strong side for a Tustin sale, you are right.

Yup, right in line with recent averages, hovering around mid 2004 pricing. That is a little on the strong side for a Tustin sale, you are right.</blockquote>


21 Upland, which lists at $345/ft. is a much better, imo

Come on ten, pull the trigger man! Offer up $1.125M to 21 Upland, get your realtor to kick back 2/3 of the co-op, and you are in for under $1.1M...



IPO's ole Case-Shiller calc puts the value of 21 Upland under $1M based on both the 2005 and 2001 sales unfortunately. 3600sf in NP in mid 2005 should have gone for $1.4M or so. That property gets knock as it fails the location, location, location test.
