What's going into escrow - Irvine and maybe some Tustin too

NEW -> Contingent Buyer Assistance Program
<p>Here's something in regular .htm format for you FE:</p>

<p><a href="http://www.ipoplaya.com/iposhil.htm">http://www.ipoplaya.com/iposhil.htm</a></p>

<p>I put the listings in .mht as it allows all the images to be saved and referenced in a single file. That format preserves more of the usefulness of the listing itself.</p>

<p class="MsoNormal">Where in Tustin Ranch are you looking?</p>

Never really considered that area before. Mostly because the homes seemed rather old.

I liked the look of this house:

<a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1567742">www.redfin.com/stingray/do/printable-listing</a>

The description starts with: <strong>Priced for Immediate sale !</strong>

And within a week they increased the sale price by 100K!!!!

<p>"Where in Tustin Ranch are you looking?"</p>

<p>Maybe something like this ten:</p>

<p><a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1579462">http://www.redfin.com/stingray/do/printable-listing?listing-id=1579462</a></p>

<p class="MsoNormal">Ipop,</p>

<p class="MsoNormal">Thanks for the follow up and link. Actually, that one’s pretty nice and new. </p>

<p class="MsoNormal">Compared to Northpark and NW Pointe, the lot sizes in Tustin Ranch are very generous. 11633 Nitta has a very nice and spacious lot as well. I like 12200 Wyne Court, how far down do you think that one might go? It seems substantially overpriced to me.</p>

<p class="MsoNormal">20 Breezes in Woodbury is one I'd consider. </p>

Newer product, priced significantly lower than Wyne Court.

"Ipop, what's a "mht" file? I can't read them on my Mac. Can you put that info into a more common format like html or pdf? Thanks for all the great work."

mht files are a microsoft format for reproducing a html page with all the images intact. unfortunately, there is no easy way to read them on Macs. I can't see them either. :(

"You want me to look into them Doc?"

Nah, I called the Realtor? and found out the property I was realllllly interested in @ $1.45M sold in 2 days at over list price with multiple offers. :(

Hmm, the link I just posted didn't work. You can find it on homeseekers.com via MLS#P627900.

The only things I did not like about the home (at least from pictures) were the kitchen layout and the master bath looks to be smaller than my current one.

I don't know if they knowingly listed it "low". $372/sq ft isn't really low, but given its a single-story building of fairly recent construction on a pretty big lot (1/3 acre), its a decent price at this point in the market.

<p>Surfing doc's area I found this gem:</p>

<p><a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=946542">http://www.redfin.com/stingray/do/printable-listing?listing-id=946542</a></p>

<p>Check out the list price history! Wow, serious market chaser.</p>

<p>This place seems like a decent value for Cowan Heights:</p>

<p><a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1570555">http://www.redfin.com/stingray/do/printable-listing?listing-id=1570555</a></p>

IPO - <a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1588475">This one</a> is out of your coverage area in terms of size and type, but $270/sq ft in Northpark Square doesn't seem to bad (at least compared to now)

<p class="MsoNormal">How big is that lot on 12162 Afton Lane?</p>

Looks like a private compound, complete with pool, basketball court, and two-story tree house. The exterior face looks sweet

<p>Wow, that's a nice find Caliguy. I bet it gets sold pretty quickly. Probably rents for $2600-2700/month so it's only $75K or so more to fall before it was a 160GRM. Looks like it sold in the low $700s on last sale so its a 30% drop.</p>

<p>This one is going to have to drop again soon to compete:</p>

<p><a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=1302962">http://www.redfin.com/stingray/do/printable-listing?listing-id=1302962</a></p>

<p>"ipop -- did you notice that they are citing your web site in the comments section over on Lasner's blog?"</p>

<p>Maybe I should start advertising?! </p>

I would absolutely think the Salton one would have to drop, since it's 400 sq ft smaller and has 2 fewer bedrooms. Guess it depends just how bad a condition the Bolinas one I posted is in.
