Anybody notice the over 100% jump in HOA payments? Seems odd that the property management is justifying the increase due to the addition of parks and common area into the association when all previous hoa bills had remained stable despite many phases being sold and occupied. Was the original amount just a reserve payment made by the developer?



If the main common area is a marketing tool, isn't it fair that the developer contribute to it's upkeep?
 
I called about the increase in Columbus Square dues. They said what I expected - that not as many homes have been built/sold as expected, so the current homeowners' share goes up. They said the amount was going to fluctuate every month. I'll be attending the next meeting to talk about this. Maybe they shouldn't have the clubhouse/pool open as many hours; that could lower their costs.

How much are the dues? Columbus Square has 1,075 units. If half of those have moved in and the HOA is $150 then they are taking in $80,625 every month. How much does it cost to maintain one pool?
 
We were billed $97.50 for December and $213.53 for January. There were many "adjustments" on the bill, none identifying the reason for the adjustment.
 
I'm almost looking forward to Phase 11, 12, etc. In the meantime I'll go buy some For Sale signs. $400/month for HOAs? I was told they'd be $250 at move in. Wow.
 
WHY DOES THE ASSESSMENT AMOUNT ON MY


MONTHLY BILL VARY FROM MONTH TO MONTH?

Because of the nature of large Master Planned Communities in early construction stages, your monthly assessment amounts will vary month to month until the community is completed. During the development period of Columbus Square, your monthly assessments may range between $110.15 to $219.35. Therefore, some months your assessment may be in the lower end of the range and then return to a higher amount, but should always stay within in the range. This fluctuation of assessment amounts is the result of the annexation of new phases into the Association, where additional amenities such as landscape areas, parks, etc., become part of the association along with the additional costs associated with maintaining these new areas.





Recently, there was an example of how the monthly assessment dues can adjust and range. In December the assessment for Columbus Square was initially $113.00 with a credit of $15.50, for a total balance due of $97.50. As a result of unit annexations and the December 15th acceptance of the Village Conservatory (recreation facility) for maintenance by the association, the December assessment adjusted to $138.03. Therefore, the December retro amount of $40.53 (listed on the January statement as "Assessment Adj" charges) was billed with the January assessment of $173.00 for a total balance of $213.53.





The current range of assessment amount is based on the current DRE budget approval, which is good through June 2008. Your monthly assessments will continue to adjust and range between $110.15 to $219.35. Please keep in mind that there are neighborhood sub associations within Columbus Square. The neighborhood sub associations are Cambridge Lane, Meriwether, Camden Place, and Mirabella. Each of these communities have a separate assessment in addition to that for Columbus Square. Please contact the management company for that specific association if you have questions about that assessment billing.

That's exactly what I was thinking. $400 for HOA's? for a pool we're not even using right now? And a clubhouse that's always empty. Not sure how they are able to raise HOA's and let it fluctuate that much in a month.

The issue isn't having to pay, it's the <strong>amount</strong> being paid.


 
Wow the ol Bait and Switch is still alive. How come when I went to Northern Dallas and was looking at new townhomes the HOA is only like $60 a month to maintain grounds, water, etc.?? Insane.
 
Thanks for the info asianinvasian. That's pretty much what they explained to me. So there's a range, and it may fluctuate. I'm guessing they'll bill closer to the max than the min of the range...
