$ 499K for a attached townhouse with HOA and mello roos over $ 400 a month? They have almost 1/3 of the community in affordable program. I think all of their plan 2 is for affordable housing only.
 
<p>I'm not saying it's a good deal, I'm just noting that even though it was <em>relatively </em>affordable, even an amateur could see how silly the builders were getting with their strategies.</p>

that spot homesite 86 is at the corner of a very busy intersection when everything is built out. that is why they can't sell. plus the high price too.
 
<p>The way things are going, I don't think Columbus Square will be built out for another 3 years. As for the planned businesses and streets, I don't think they will be ready until another 5 years. I personally think that Columbus Square will be relatively quiet for the next 5 years. 485K for a brand new 2 story townhome end unit is not that bad at all.</p>

<p>By the way, did anyone get a copy of the magazine - Villages of Irvine - today? A fairly beautiful map of Irvine was inserted in the magazine - I LOVE this map!!!</p>

<p>From the map, I see that TIC is really pushing to promote developments East of Jeffrey Rd - i.e. - Portola Springs, Woodbury, and the Orange County Great Park. But honestly, unless you have a young family and intend to live over there for at LEAST 10 years, there's absolutely nothing there now except for hills and dirt.</p>

<p>As for the areas north of the 5 freeway, I'm beginning to realize what a premium it is to live there. With the Market Place, Tustin Ranch, Beckman High, and Northwood High - it's a fully developed area with excellent amenities. No wonder my friend who moved to West Irvine 10 years ago is so HAPPY to be living there now. </p>

<p>As for the area between the 5 and the 405, I guess this is now considered Old Irvine. However, I am very interested in Columbus Square, Columbus Grove, and Tustin Field. With the development of the The District, I feel as though living at one of those developments will provide you with new homes next to an aging, yet well-developed community.</p>

<p>As for the areas south of the 405, I guess with Quail Hill, Shady Canyon, Turtle Ridge, and Newport Coast, it must be pretty darn pricey and exclusive.</p>

<p>I think that if I can afford it, within five years I would really want to live around Columbus Grove.</p>

<p>If I was rich I would live down by Turtle Ridge.</p>

<p>If I was rich and had a family, I would live around Northwood High.</p>

<p>If I was not as rich, but have a family, I would consider Woodbury or Portola Springs.</p>

<p>So... my favorite community based on location would be COLUMBUS GROVE.</p>
 
<p>The hub had a D+ average from a very good high school in Balto.</p>

<p>I got almost straight As in a good catholic high school. I did my homework. Actually, I didn't mind the homework. (I'm interested in virtually everything except computer programing and hardware and the IRS code.)</p>

<p>He wouldn't do mindless homework and really did know more about some topics than the teacher and stupidly let this be known to the teacher, being a a teenage boy. . He is interested in virtually everything except money and finance.</p>

<p>Both of us were constantly reading. This is far more important than doing homework.</p>

<p>Teenagers are often more interested in getting high on the pecking order and that means not taking crap from teachers. Teachers don't like to be challenged.</p>

<p>An interesting and maybe useless fact. Kids do better when there are books in the house, even if the parents don't read to them and they don't read the books on their own. Weird.</p>

<p>Nano, I hope your son is doing ok. Make sure he isn't depressed, or have an undiagnosed mental condition. But I'm sure you've done that.</p>

It's funny...they told us that they were successful with Phase 4 and were going to RAISE their prices for the next phase. Sad.

Ah, just checked the website, last post seemed to indicate the price range in the community was from the mid $400's and than it looked like yall were singling out lot 125 as some sort of low water mark.



Why are you being specific about lot 125?

There are only 2 plan 2 in phase 5. Lot 112 was listed $10k more than Lot 125. Maybe they figured out the price on Lot 125 was too low =)
 
We got an email from William Lyons today saying that lenders are now paying 3% down payment, which will mean 0 down for qualified buyers. You have to call for details, so there may be a catch somewhere.



We looked at a Plan 3 during phase 4 and we were told that they were raising prices in Phase 5. Low and behold, the last time we went in, which was the opening of phase 5, they had actually lowered the prices.

Answer: NO WAY IN HELL!



I qualified for a Clarendon unit last year and drew no. 4 in the lottery. The price was $302,000, but the total cost of taxes, HOA, etc. was $890/month (their projection, listed on a spreadsheet). So, with the affordable housing program requirement of a maximum of 35% of my income used for housing, I could only pay $1900/mo., which meant that my mortgage could only be $1000/mo, or $150,000 - which meant that I would have had to come up with a $140,000 CASH down payment to make it work - because of the property taxes, Mello-Roos, HOA, etc.

Yes, I agree with you. Population are mostly Hispanics and immigrants. Kids from these households are both culturally and financially deprived. I grew up in communities exactly like them. Parents do understand the importance of education but seldom enforce their kids in studying hard. The culture is extremely social and a lot of family get together and interaction. Kids spend more time in social events and playing than studying. A very small percentage of students do complete college. The Hispanic graduates often are major contributors in society in the fields of politic and social welfare. My classmate from Claremont all became important politicians in Los Angeles. In these communities tragedies out number successes.
