Tustin Military Base Could Be Toxic.

Just recently I was in conversation with the attorneys who were the consultants on the base projects. They represent the legal matters, the disclosures and some CC&Rs;. The team would NOT live on that soil knowing that all the substance found leaked and buried in the ground during the government occupation of this site the last 50 years. Removal and replacement of soil in their opinions is not sufficient in elimination of toxicity and is only meeting the absolute minimal requirement.



I know we beat this subject to death in the past but having spoken to the legal insiders I worry about the potential long term effect of the health of residents. There are no safety from above, side and under.
 
I would move there, Mrs. Vaseline would plant a garden and fruit trees, and I'd eat the produce.



But I'm fearless in the face of chemicals.
 
Is it more toxic towards the center of the based as opposed to be more along the streets? I'm assuming as long as you live alongside Edinger, Jamboree, Barranca, and Redhill; you should be fine. Besides, these homes hardly have a yard anyways. So most people will tend to stay indoor. Speaking of which, I went through their model homes this weekend.



Cambridge Lane has a 2 story, 3 bed for under 500K. It's basically the size of SFR, but is attached. I think it's great for a family of 3 or 4.



Camden has a 3 story, 3 bed for under 500K. It's bigger than Cambridge Lane, but you have the inconvenience of all the stairs. That's not too bad either for a brand new place.



Merriweather has a really nice 2 story 3 bed with vaulted ceilings and a side patio for under 600K. It really feels like a regular SFR. I could really see myself living there in the future.



Verandas have SFR for under 700K. I don't think the layout is as nice, but if you want space inside and out, it would be a pretty good choice.



I don't know about you guys, but I have friends who bought the ugliest houses for 500k several years ago. With Columbus Square going for 500K, 600K, and 700K - it's looking very tempting.



I think finding a starter home for 100K, 200K, or 300K is next to impossible now.

A reasonable range is between 400-600K; and CS has three very nice attached neighborhoods in that price range.



500K for a brand new 3bedroom condo with a 2 car garage looks pretty darn good compared to a 50 year old house in Garden Grove sold for the same price 3 years ago.
 
Bk, thanks for the info. Did you find out about that big mountain of dirt along Edinger? Is that the top soil, they have tried to remove?



Is that scientific? If you stay indoors, you should be fine?

The sales people assured us that the land was perfectly safe when we toured the $1,000,000+ mcmansions. They said the houses were built on the same sight as former military housing and in no way would the government ever want to harm its defense personnel. The woman told us that we had the blimp hanger to remind us how we were saved from the evil axis powers during WII because of this base. I have the utmost confidence in any report the US government releases to the public.
 
reason - I think the dirt you are talking about is going to be part of the Tustin Ranch Road overpass - over Edinger & the railroad tracks. I'm not a civil engineer, but I was told that the dirt must settle for at least 18+ months prior to construction.
 
it seems like these days everything you do is bad for you. your alarm clock on the nightstand is too close to your head and emitting dangerous alarm clock waves that damage your brain. the coffee you drink is bad, the milk came from a cow injected with steroids, the oj came from fruit sprayed with pesticides, and your bagel is full of carbs! your cell phone gives you cancer, the house has bad chi, and your neighborhood was built on toxic soil. and now you're sitting in front of the computer right now we're getting pumped full of radiation.

Those toxins are in the ground water and in the past 50 years must have spread to all the surrounding land. That means Irvine is toxic too.
 
Is this the same government who let their defense people go watch the atomic bomb testing in NM and then everybody got some free radiation to take home with them?



i am sure it is safe to live there now.... but in the future they might find out that it is not so safe. government doesn't know everything..... sorta like lead paint.... it was all good back then and now it isn't? and cigs..... my fav.... it is all good back then and now it isn't. i still like cigs though.... i call it my 401k plan.... it will cut 10 years off of my life so i don't have to save as much money for retirement. hahahahahaaaaaa

When was the last time you hear our government takes care of our soldiers. I see Veterans in sickness physically and psychologically and they are out on the streets. Our government sprayed Agent Orange on our kids in Vietnam. Our government will only take care of soldier when "60 minutes or Dateline NBC" are watching them. Do you think our government really took care of our military families back in 1945-1978 when our soldiers were dying of cancers by being cautious of toxic chemicals.



These attorneys would NOT live there even the homes were free. Do you see any management team of Lennar, Lyon, Shea and Laing living there??????. When was our government really has been honest? Do you think the Sales people would tell you the truth and risk their job? I do not of think there are building and city officials living on the base. Read the disclosures and home owners assume all risks with health issues. The developers met the recommended guildeline but did not indicate to what level. All it took was a "D" to pass.



Use some common sense and logic here and are there really homes that cheap and there is no catch? If the insider people do not want their families living there and that should be a signal loud and clear about their conscience on that piece of land.



Trust me by moving and replacing dirt and occasional water mist are not the scientific ways of toxic clean-up. Toxic clean up required lab procedures and quarantined control environment.

I thought I read a study when I was researching into VoC about the toxic plume underground spreading all across West Park and Woodbridge and even further east. Some of this is deep underground and not likely to surface, hence the overall risk was considered low. In the end we ruled out VoC Tustin (thank god) for a number of reasons and didn't buy. One of them was for potential toxicity, power lines, annual increases on mello roos, etc.



I wonder what happens to these toxic soils when earthquakes shift the underlying soil?
 
Sorry ABC123. I am just angry that the people behind the project who knew about the toxicity and are laughing about it. It is not ethical to know about the real situation and write up some hard to understand language in the disclosure statement and thinking that it is ok for the future health of the residents as long it is disclosed in some fine prints. Our government only work hard when collecting our taxes and really go after those who did not pay taxes.

there's one thing you do not do in america and that's cheat on your taxes. you will go to jail. it doesnt matter if you're a celebrity or head of the five families. chopping off someone's head... well... that's a tough case to prove.

Thats what I thought that was. I can't wait for that to be built, should ease things up on Jamboree nicely. Completion date is 2009 or 2010?
 
I think the attorneys are right i would no live there. Any time you see a park built it is because it is to expensive to clean the land to build housing. Look at Seagate in Huntington Beach. When they did the site work on some projects works and people alike would get sick because the oders where so strong. Since the second world war mechanics would dump the oil, hydraulic fluid,chemicals and who knows what right on the ground. Supposedly there was an area for this toxic material to be stored later in the bases life, but after 50 years who knows what they will uncover when they start digging. Just because a sales person said the staff lived there does not mean jack and unless they know for sure it is safe it is kind of misrepresentation if you ask me if they do not know. I think the Great Park idea is a scam so they do not have to develope a lot of these questionable areas. Maybe i am wrong but you will not see me living there ever.
