Model will be open in  April 2015.

Standard Pacific plans to start grading in May, with escrow closing in August and an opening of the model homes in April 2015. The first residents would be able to move in at the end of 2015, and the project is expected to be finished in 2017.

Standard Pacific pays more than $73 million to build 375 homes at Legacy.

Homes are estimated to cost $500,000 to $1 million. However, final prices will depend on what the market will bear next year.

$73,000,000 / 375 homes = $194,667 per lot. + $300,000 for construction of 3,000 sq ft house = $494K+ say 50K-100K for overhead and broker coop = $550K - $650K. Sales price is $1M.

So based on this, could Crawford be the same as Avenida in Brea?

Since builders usually clone their models, I'm sure we can find similar floorplans to the other 3 hoods in one of their existing tracts... haven't even looked through all the IE floorplans yet.

Where is test with the frozen goods?

Sheldon would be an evolutionized Prado-Camino floorplan. Prado-Camino, Harbor Highlands, and Sorano are the only 3-to-a-motor court piazza homes built by Standard Pacific in Southern California, but Harbor Highlands and Sorano are too small. The Plan 1's upstairs hallway would be thinned to accommodate for the square foot loss, the Plan 2 would either be entirely scrapped or expanded in the front of the house, and the Plan 3's upstairs loft would be expanded to accommodate for the square footage gain.

Crawford looks so much like Avenida that I won't doubt it.

Greenwood looks a little like Amherst, but it will have to be modified a bit.

Stafford looks new.

Fixed that for you.
