ok wow... wth... damn... both willow bend and branches are zoned medium (but surrounded by low density zones)...

the link below has willow bend plan 1s also starting at around 2200 sq/ft... largest ones goes all the way up to 2560 sq/ft... can only imagine the prices for these... shit probably gonna make quail hill look cheap if theyre gonna price it the same as the branchs...  =_= ;;

do u know if they changed the individual lot sizes at willow bend or still 2200-2560sq/ft?...

Yup, went there around 10am with a client and it was a freaking zoo.  All 12 phase homes already pre sold.  They are not offering a broker co op.  I think when the last homes sell the prices will be close to $500/SF.  If you aren't haven't been on their buyer list for weeks, you won't have a chance of buying a home there.  I did get a kick out of an FBCer asking if he bids higher with all cash if he could get one of the phase 1 homes.  hahaha
 
Got there around 10:45 AM and luckily found parking in the gravel overflow lot next to the models. Lots of cars parked on the street.

Good sized crowd with the majority being east Asian. There was a coffee bar offering espressos, lattes and hot cocoa. A balloon maker for the kids. Fortune cookies and cupcakes in the models.

Pricing
Plan 1: $970K - $975K
Plan 2: $1068K - $1070K
Plan 3: $1140K - $1150K

checked these out today, i thought these homes would all have somewhat standard size backyards but they didnt.  for the most part they are efficient floor plans but nothing new from a design perspective relative to other new construction.  didnt like the side entry on plan 2, the office in plan 1 should have been a bedroom although i guess they leave the first floor bedroom to the 1M+ plan 2 and 3.  what i really liked in plan 3, was they had no fireplace, but this long media cabinet with the TV mounted at on the wall at eye level, that was a beautiful sight to see. other than this feature.

the homes in general dont give you much bang for you buck, after looking at these im really glad we bought when we did, where we did. we are a stones throw from irvine and get to take advantage of all its shopping etc while getting a lot more value in the home we bought (even with the disclaimer  :)  )
 
As I recall only a few choice lots in the middle that will have a decent size, anyone know which were released in the first phase?
 
Went by yesterday.  I can't believe there's such a demand for these at the asking price.  Lots are tiny.  Standard layout, nothing special.  The demand for housing must be insane cuz I think they'll sell these without any problem.  The same thing will happen for the same houses at University Park.  Wow.

But the starting prices there will be over $1m for plan 1.
 
I checked out the models today and wasn't impressed. Plans 2 and 3 felt cramped, despite their size. Plan 1 was the only one that was somewhat attractive from a design standpoint. I like the wide open feel of the living room and kitchen area. The sliding doors on the right side of the living room/kitchen area added a nice touch. All in all, the homes are priced way too high in my opinion. With plan 1 starting at 970k and plan 2/3 at 1.1MM, I would have expected to be blown away. With kind of money I'd much rather put it into Mendocino @ Stonegate, Lambert Ranch, or even Laguna Altura. At these other properties, you get much more house and save around 200-300k. I'm guessing that William Lyon is price gouging due to limited supply  (40-46 houses) at the Branches/Willow Bend communities. Ridiculous!
 
the shitty part for william lyon is that they are just getting a fee for building. the owner os Resmark Land & Housing, they are making all the profit.
 
It's not price gouging if people are willingly paying for them.  There's always a choice in buying or not buying a home, these aren't life necessities.  It's what the market will bear, and fortunate for the builder and land owner.  Timing is everything with the lack of inventory and low rates, I bet they can raise prices 10% with every phase and still sell out without any problem.  Are they worth it?  Not IMHO, actually not even close to worth the asking price,  but it's not my money.
