Seems like they're overstating the sq. footage a bit.  The plan 3 was 2,396sft and they are listing as 2,628 sq ft?!

I thought maybe there was a conservatory option downstairs but don't see one.

Was the branches a "signature" william lyons home?  looking at the aerial photos shows a pretty tight backyard with the HOA pool on the other side.  I'd imagine lots of noise during a hot weekend day.

The sounds of kids having fun and splashing water is actually a bit calming.  Adds to the atmosphere a bit if you're having a party outside, and you wouldn't hear it from inside.

Yes, a party in your alley of a backyard.  Perfect dimensions for a boche court though.
