The whole area is one giant ant hill. Just walk down the sidewalks. Millions and Millions of ants. Its like some science fiction movie. Especially after they water.

You need to push maintenance to keep up with spraying and the ants will diminish in your unit.



And your correct. Noise mitigation is very poor in the construction.

God forbid if you have kids above you. Not sure it would be better in any other

IAC. Its a reason my neighbor's moved. They were patient and tried and tried to get the issue

resolved with management and the upstairs tenant. But when the lease expired they moved.

Thankfully my unit seems to never have anyone living above me for the last year.

Interesting, my condo was on Quail Ridge and I never had any issues with ants nor have I had issues with ants in the apartment. The good thing for me is there's a single guy who lives above me who is barely ever home and I'm in the corner so I only have one attached wall on the living side. So far, so good.
 
We live in Orchard Hills, one of the newest IAC apartment communities, just constructed last year and we moved into a brand new unit. We love it here, but with new construction I thought I was going to be free from the noises of upstairs neighbors, but either they skipped some sound deadening process or the neighbors above are drunken zombies; it seems like the neighbors above stomp across their rooms instead of walking regularly across. I would think people would try to be considerate of the neighbors below, but oh well. It is really nice there otherwise, there is a pool with cabanas and BBQ grills that they clean everyday. I love being able to BBQ and not have to clean the grill afterwards.

Opps sorry. I do tend to stomp my feet at times if I'm in a hurry. My wife always reminds of it. I'll try to remember that you are below me.
 
Any of you guys at the newest of all newest apartment communities? : Esperanza, Palmeras, Marisol? I haven't been there but want to definitely check it out. Black Vault, I've been to Orchard Hills... It is really, really nice. I met a guy there who just sold his $1M house in Irvine which he bought in 1998, and he was looking to rent there with his wife and two kids. I was like "Dude, "I wish i was as lucky as you." "You're the Man!":)



I'm sort of curious?? Is there a lot people who sold their Irvine homes at the peak of 2006, and now just chilling and renting at the IAC Apartments?
 
We're empty nesters, sold our home near the peak and chilling and renting at Orchard Hills and now enjoying the peace and quiet of our unit thanks to the newly found consideration of blackvault...)

Yeah, Orchard Hills was our fav. out of all units. Not sure about people selling and renting, but I"m sure there are plenty. I moved from Orlando a couple of months ago, so I'm not one of those lucky; but we are looking to buy around 2010 maybe 2011 as this market won't be going up anytime soon.</blockquote>


Wow, that is quite a move! I thought my move was going to be bad from Chi-town to Irvine. I am sure that moving from east coast to the west coast was quite painful? I'm getting stressed out just thinking about it. Did you have to sell a house in Orlando before you guys planned on renting in Orchard Hills?

I moved from Orlando a couple of months ago, so I'm not one of those lucky; but we are looking to buy around 2010 maybe 2011 as this market won't be going up anytime soon.</blockquote>

I lived in Orlando the past 3 years before moving here. However, I lived in Chi-town most of my life (12yrs)



We didn't have a house in Orlando as we are still young (mid-late 20s). When we were actually ready to buy, homes were skyrocketing and ridicilous. So we were simply saving up and waiting for them to come down as they are now.

The new communities in Woodbury have double insulations according to the leasing consultants.

No, we actually hear nothing from people below us, across or anywhere. It is very quiet. The only thing that pisses me off is that there is someone smoking weed each night(literally) on the second floor in the building across from us and the wind blows it right into my livingroom. Sometimes I find myself sp...aaa...ciii...ng ouuuuttttt maaaaan....

Thanks for the information. It proves that Quail Meadow may have the worst insulation of all coz I can hear people talking, closet closing, music and tv sound downstairs...

I thought we were pretty well insulated here in P.S., but I can hear my neighbors "doing it" every.... single... day. It is getting old!

It's my least favorite thing about having people above you. The thing is, they're walking in a manner that's perfectly normal to them: With a heavy heel-strike. We're crammed into shoes at a very early age and we forget how to walk.
 
I used to live at Villa Siena, right by the central pool. Dual master for $2116. It's a nice community, can't really complain about anything. I didn't know about the keying issue, but I did notice they were offering $10,000 reward for catching the guy(s). The security is mostly show though, because you can easily sneak in through the back gates and some of them don't even have locks (the walk-in one). I guess the presence of guards keeps the worst problems away, still I think I've seen some gang members visiting there occasionally. And I think I saw the beginning of a porno shoot outside my apartment. The side pool (where the waddling pool is) is like Spring Break every night during the summer. You don't get many school age young children because of the Santa Ana school district, but you do get college students.



I'm planning on moving to The Village now, got a hold on 2 bed place for $2145. Not sure about the proximity of the highway (minus for me) and the fact they don't have a playground for young kids, otherwise I got a good impression of it. I'll be staying in Serena, I believe those are the most upgraded apartments they have anywhere, side by side fridge with an ice maker, large granite kitchen counters, upgraded faucets and cabinets, etc... Looked pretty nice.
 
Effen, That's my only complaint at Orchard Hills, after downsizing from 20 years in a single story SFR. I never heard noises from above (except when I had mice in the ceiling). When I was a kid, my parents had a 2-story SFR built in 1971 that you could hear people walking above, and I thought after 35 years the construction process would have much improved sound insulation from people walking aove, but I don't think that part of homebuilding (and apartment building) has improved much in 35 years. I actually agree with your point after this weekend. Just last weekend, we went to see model homes in Corona just for the heck of it. In one home when we were downstairs, we heard huge stomping sounds from the upstairs, so I went up to see what kind of inconsiderate person was making all that noise, and it was just a normal looking older couple walking around upstairs. Then I walked "quietly" as I normally do and my wife downstairs said I was making a lot of noise just walking around upstairs. So whereas before I thought the upstairs neighbors were intentionally staggering across the rooms, I guess it's just "normal" walking like you said. Still don't like it but can kind of live with it knowing it's probably "normal" and not intentionally rude, and soundproofing across floors doesn't seem to have improved over the years.

SoCal78, trust me, hearing the neighbors "do it" once a day is a lot better than hearing the neighbors randomly "stomp" across the room day and night.
