I heard last weekend they were doing 7% off market on some two beds. Not sure on their 1 beds. I can try and find out if you like.



The Village and Villa Siena have had some motorcycle theft issues and parking structure vandalism (a seemingly natural condition of all the mega properties). But they are beautiful and have tons of amenities.
 
I live at the Village, so I'd like to know more about the vandalism in the parking structures, never heard of it? Do you mean like break-ins in the cars? Would love to know more, links perhaps? Thanks much!

I have heard about this too from people on a few online car forums. I'm just not a big fan of parking a nice car (my weekend car) in a big parking structure. I like knowing that the car is in a secured garage that only I have access to. I'm not a big fan of the mega resort apartment complex plus I love how quiet and cozy Quail Hill is hence me renting at Quail Meadow.
 
I've heard stories from IAC employees about both properties. Villa Siena got a huge black eye about 5 months back when OVER 100 vehicles were keyed in one parking structure IN A SINGLE NIGHT - and between The Village and VS, VS is the one that's gated and guarded 24hrs. The Village's issues have mainly been motorcycle theft (that's what I've heard anyway).



If you want "the dirt" on any apartment community I recommend checking out the tabloid smut peddler of apartment communities, apartmentratings.com. Keep in mind, usually the only people who post there are those with axes to grind. Both communities are quite nice overall and to put it all in perspective, VS has apx 2500 residents at any given time, has been opened for 9-10 years, and it only has 93 comments. The Village has just 33 comments with apx 2700 residents at any given time and has been open for about 2-3 years. So, while everyone has a horror story on that website, I wouldn't let apartmentratings.com dictate your opinion of a property...especially the huge ones where their volume automatically puts them at a disadvantage to the smaller communities.

You won't see many family with school age kids at Villa Siena. It is in the Santa Ana school district (don't ask me how they gerrymandered the lines to make that happen).

Right now I think it's around 2400/month. And I think we may have a dog deposit...When we first leased about a year ago it was less, we had a 9 month lease, than renewed it so it went up a bit. I think it goes thru Jan 1. We have 2 bd 2 bath 2 garage <em>townhome</em> I'm not sure how much 2x2 apts are going for.

Do you know if you can get directv at the villages?
 
For dish/directv you just need to make sure you ask for an apartment with a patio/balcony that faces the correct direction (south or southwest should work). Make sure the line of sight is not obstructed by trees or buildings. They will require you place the dish on a tripod (not attached to the building or clamped to the rails, etc). Some places are strict about not allowing your dish to lean out over the rail. If that's the case you will have a hard time fitting more than the tripod on the balcony.
 
Is anybody staying in the new Esperanza, Palmeras or Mirasol apartments?



I would like to know about the street noise and street traffic going to highway 5 extrance.

Also, I would like to know whether the insulation is really that good as advertised.



My lease is almost up at Quail Meadow and I'm thinking of moving to the new apartments.

I downgraded to a 1-bedroom beginning Nov 1st as I was not using the den (the bedroom was big enough to put my desk in there). I am paying $1,445/month for a 683sf unit (market price is $1,575/month) with a 12-month lease. They made it very easy for me to downgrade to a 1-bedroom as soon as I gave them my intent to vacate.

They didn't reduce my rent and I'm paying about the same as yours for a much smaller Plan A 523 sq feet apartment.

Also, it's always nice to move into a brand new apartments.



I think the insulation is very bad at Quail Meadow plus ants problem.
