So who here is an IAC renter?

I'll be signing a 12-month lease for a 1bed + den IAC apartment (821 SF unit) over at Quail Meadow on Tuesday (it's across the street from my condo). The rent is $1,660 ($120/month off the market price) plus I got another $150 off for the move-in discount plus only having a $250 security deposit ($350 off the $600 deposit amount) so the lease rate works out to be $2/sf. I'll have an attached (no direct access) garage below my unit.



What complex do you guys live in? What size unit do guys have? How much are you guys paying? Do you like the complex where you are living?

With the attached access Garage I am in at $ 1800.00

About the same Sq Ft.

Normally they want an extra $ 300.00 for the Attached

Garage. Just be carefull on the Lease Break Clause.

They try to get you for thousands on that little hidden

gem.

Hey neighbor...I almost went with the Jr. 1bedroom at Quail Ridge for $1,460 but the bedroom was too small for me and the unit was a little more than 600 SF).

Yes, IAC increased lease break fees across the board a few months back. Make sure you read that renewal contract addendum carefully. There's a very good chance you have to agree to lease break fees in excess of $3000.



They do allow you to go rent responsible. It's not quite subleasing, but if you find someone to take over your apartment and that person qualifies based on IAC standards (at whatever new rent they insist on) you are no longer responsible for rent once the new resident moves in.

I rent a nice 1500 sq. ft. townhome at the Village apartments for $2,700 a month, love it here. Can't wait until they finish and open up the Park next door to us, since we might be able to use their amenities as well.

1bedroom 725 sqft living over the garage and nobody on top of me. carriage style.

perks 750 off first month. deposit 300 and i sign a 10 month lease.

$1560 per month. washer/dryer inside the apt. that is the only plus about it.



happy? i am ok with it. wife is happy though. commute to work is excellent. only 10-20 mins door to door depending on time of day.



what i hate....

1) living over the garage..... sometime people would get up early on the weekend. like 8am or 9am and opening the garage.



2)water pipe making loud noises.

3)having to pay for water and trash in an apt. sucks....

4)parking is ok. if you coming home before 10pm other suck eggs.

5) paying a premium for living in irvine.
 
I'm in a 2 bdrm / 2 bath...end unit...about 1100 sq ft.. detached garage, in Portola Springs for $2050/mo. Got rent reduction for automatic debit each month. I like it here.

So a carriage style unit has downsides? A few of the condos that i've looked at have been that kind. I'm suprised you can hear the garage... Are you an exceptionally light sleeper or is it pretty loud?

Its a 2/2 $1850 + $25 pet rent. Just moved in, love how the walls are painted, been living in white walls for too long. Inside full size washer/dryer and detached single-car garage. I park in an open car port tho so be both me and my gf get covered parking. Really like it here, except my floorplan makes living room furtniture placement a little difficult (made a thread about this). Its great to be back in Irvine again after a two year stint in HB, miss the beach weather tho.

combo of both. since the your bedroom is over your own garage which is really loud and your livingroom/kitchen is over the other ones it is not so loud but it bugs me.

Two bedroom Corner Unit at the Village. I pay 2060 per month and 100 extra for a storage spot. I LOVE THE VILLAGE. Best rental ever!!! I live in a 4 star hotel :) If you like that lifestyle.

I know there are a few in Woodbury Place--not sure which models. Most though are attached townhomes with a single common wall but all have direct access 2 car garages.
 
I'm in a turtle ridge townhome. 2bed, 2bath, 2 garage--one attached. We really like it--great location. I have also lived at Newport Bluffs in the past which I really enjoyed.

Yes. Its alot of pretty people. Male and Female. 28-40 is the average age.
