Any insiders know if this is the first home going to auction in Shady Canyon?</blockquote>

Umm-m-m, isn't the owner of 25 Blue Heron a rather well know realtor?</blockquote>

yeap</blockquote>

Was this one an investment, then? I thought there was good intel that the primary residence was quietly sold to a third party a few months ago.</blockquote>

Same realtor has owned this home since 2004 according to my title records.

Investment? maybe since the tax billing address goes to another home. But when I walked the home a while back, there was plenty of laundry in the laundry room and stuff all throughout the home. certainly had a family feel to it.

What's the NTS sale price?

I think it's the first custom to be auctioned, but one of the Villas (?) went back to the bank on Prairie Grass a few months ago. EquityMind may know more.</blockquote>

It has already been postponed to 1/13. The NTS amount is $5,453,545.82. I don't know if Ipo's chones can handle that kind of cash.

I could be wrong, but I don't think a home in Shady has gone to auction... yet.

[quote author="skek" date=1228805299][quote author="sell4u" date=1228804824]Zulu: My $.02 - I think anyone would be absolutely insane to buy this home with the intention of thinking they are going to flip it anytime in the near future. Too much inventory in Shady Canyon for a new flipper right now, supply > demand, and will stay that way for a long time, and the fact that homes are not selling, prices going down. This home (at whatever price its sold) will be a buy and hold for quite a few years. The home is actually really nice, needs no work I've been to it (atleast last time I was there it was really nice). I'll have to check back on that NTS skek.</blockquote>

Thanks -- I can't find it on foreclosure radar. All I knew was that the current list price is a short sale.</blockquote>

Are you searching by zip code? If so, then it might not come up, because the NTS shows a zip of 92624.

Thanks. I searched by map, city (Irvine) and address -- no hits.</blockquote>

You should email Sean over at ForeclosureRadar about it missing, and let him know it might be a zip code issue, since for the most part it doesn't exist.

<a href="http://www.redfin.com/CA/Irvine/6-Prairie-Grass-92603/home/5899797">6 Prairie Grass</a> was foreclosed, wasn't it? NTS was $2.7. It got relisted and sold for $2.6, it seems.</blockquote>

Check out the skekster, keeping graph on his toes. Yup, I had a brain fade, and forgot about the Prairie grass deal. Now go click the thanks button for me for getting you the NTS amount down to the penny.

Isn't 92624 Capo Beach?

96 Canyon Creek just <a href="http://www.redfin.com/CA/Irvine/96-Canyon-Crk-92603/home/5929802?utm_source=myredfin&utm_medium=email&utm_campaign=listings_update&utm_nooverride=1">dropped by $2MM today</a>.

Wow, what a haircut!

WTF? How can that possibly be an acceptable listing for a 7 million dolllar home!? Those pictures are absolutely atrocious. What imbecile listed this property?

What bizarre pictures, but I do like the cactus. For a minute I thought I was looking at an advertisement to go see desert flowers in Anzo Borrego.

Geez, double loaded street and close to neighbors for $6 mil.

I see a minimum of six listings on Canyon Creek. Remember the bidding wars during the manic buy phase? I wonder if one can get these spec builders into the opposite of a bidding war? What would you call that? Call them all into a room, show them the money, and ask what they can do for you.

It looks like the same person who has the listing for the <a href="http://www.realtor.com/search/listingdetail.aspx?lid=1103229611">$19 million property</a>

Actually, none of those pictures are of the property - those are all pictures of the Shady Canyon Fitness and Swim Club I believe (the one at the base of Sage Creek). This home isn't completed or at least it wasn't the last time I was up there l(ast month) - hence the stock images. I've seen these same photos used over and over on listings that haven't been completed over the years.

[quote author="T!m" date=1229569955]And now it went up by 500k. I guess I should have bought it yesterday before I got priced out forever.</blockquote>

That's funny, I wonder if they saw this post?

So ... it is a spec home, unfinished, and the price is being lowered by $2 mil. We do live in interesting times.

Hell yes. If I had 5ish mil to blow on a nice home, this sounds like a fantastic idea.

I don't know. I ride the mountain bike around there (don't tell TIC) and the whole thing just doesn't look more appealing that Quail Hill... (unfinished homes may play a part). "Spec homes" are spec'd from the same fake Spanish colonial catalog as every other Irvine home. So you have more space because you live in the middle of nowhere... You still have neighbors. What's the point? Security of a gated community is a nuisance and doesn't do anything against real burglars.

When I think $5m house I am thinking a cobblestone driveway where you can't see the house from the gate...

This is all marketing an fantom exclusivity, like "Denali" or "Eddie Bauer" editions of same GM cars...
