It's a condo due to lot size...it's below 5500 square feet so it's technically a condo.  It's in my sales contract :)

Being in SG I agree that curb appeal wasn't and still isn't a top priority.  If it was, I definitely wouldn't have picked this neighborhood.    Just my two cents since people were griping about it, and I can understand where they are coming from about it.  I wouldn't pay $200 more in HOA fees (Woodbury) to get that curb appeal.

Would I rather dump more money on a 70 inch Sony XBR 4K TV over some very expensive plants to improve curb appeal?  Any day of the week...to each his own I say.

That's incorrect. Woodbury master is 110. If it's condo, then some have sub associations which may make it 300.  But that should be the case in stonegate too.

Stonegate is technically a condo but only one HOA fee. 

StoneTree Manor on the other hand has two.

HOA fees depend on which STM listing you buy  >:D

There were two different STM...sold by different companies. 

Also..all have two HOAs.
 
There's different type of buyers: people who want a good landscaping high HOA, people who can care less about landscaping low HOA, people who don't want to pay HOA live in a single family residence or rent.

Also, the other factor is detached and attached condos. Attached condos have a higher HOA vs detached condos.

For Saratoga, it's just front landscaping.  I have insurance of the rest of it.  I think one key difference is whether you have a court or a road.  Roads are publicly maintained while courts are maintained by the HOA.
