San mateo almost sold out.

Went to see the san mateo models in stonegate not long ago. To my surprise, they almost sold out. Only 8 units left and a long waiting list.
I was thinking that they should still last for several months.
Talked to the person there and was told that there might be another section of san mateo in the stonegate coming out within one or two months. (But this is not confirmed.)
And I was told that there is a very long waiting list for the san mateo homes.
I am wondering where the new san mateo will locate in the stonegate community.
Any one has any information ?
 
San Marcos was originally planned to build 217 homes but now is only 99 homes at build out. The rest of the land will be for San Mateo II I believe (it looks like the grading already starts), which will be bordered by Spring Meadows, Diamond, Medallion and the Landfill Truck Avenue to be exact.

I think the location of San Mateo I is better location than San Mateo II.
 
You could derive the same information by digging through city documents and vising new homes and chat with sales staff.
For SM II I think it is tract 17443.

Plus I am not a shill for IPAC/TIC unlike certain poster with Tustin Legacy/Columbus Square.


Modified: 17443 is actually a different product.

This community is a tragic by-product of the survey and focus group respondents that ranked low priority to exterior elevations in exchange for more "value".

It is a plan 1 with a peek-a-boo view of the handicap parking spot by the park. It is nicely updated with plantation shutters, laminated wooden floors and custom paint. Asking price is about what you paid to the builder + the upgrades so the owner is not being unreasonable.

However, I believe buying San Mateo, like other detached condos, is just like buying a brand new car and the value drops significantly once it becomes used, or like having a one night stand with a hot chick but next morning you find her personality boring and ugly without makeup. San Mateo only sells well because it is the cheapest 3BR detached new construction that is not close to the 133/241/405 and other busy major streets. But it is so dense that kids grow up is likely to develop claustrophobia. I guess claustrophobia is better than leukemia or autism.

I like knowing that I paid less for a larger SFR with a fully driveway and double the lot size.  Even after putting in money to get my house up to speed it's still less than the list price.  :D
 
Shortly after buying one and selling it is clearly a sign of buyers remorse living with the negatives after moving in or the bad decision spurred couple quarrels causing a divorce sale.

RKP, you really need to read carefully. USC bought old and updated it to reflect the amenities just like the new homes. The added benefits to an older home is lot size that offer a dual width driveway and a real backyard where neighbors could not smell his fart. Updating a home is really simple and I don't know why Chindians are so afraid of it and resort to buying new with all sorts of compromises. Congrat USC.
 
Quit asking where USC bought his home. When you see this on his driveway then you have the answer.

IHS - i didnt mean brand new and i knew he renovated his house.  he hasnt gotten into details so i still dont know if that means an 80s house or mid 90s.  i am thinking about what i would buy and comparing

chindians arent afraid of renovating, its that it ends up being very little savings all said and done.  and like we discussed before, many old irvine neighborhoods look dated and changing your house wont help the ugly neighborhood
 
LOL, that driveway leaves plenty of space for me to park two spanking new Fiat 500s!

In Irvine but not new....1999 build.  Needed a good bit of cosmetic work.
