I think their release date was horrible.  Japan and Libya isn't making the stock market do too well.
 
i think the floorplans are decent.  we actually liked plan 1.  doesn't anyone else think the idea of conservatory (dining area) + california room + (small) back yard is a great idea?  i really like the dining areas.  all in all, i thought they were nice, but not worth $1m+

sooo...  if what others say is true, and we are going to see a 20% drop in housing, are these homes going to be available at $800K? 

Lastly, WHO wrote TalkIrvine.com on the chalkboard in the children's bedroom!  i had a nice chuckle, so good job!
 
I think Plan 2 had the best curb appeal and layout.  With Plan 3 the suite in the back was a good idea but it messes with the flow of the house (particularly the backyard).  Also the island for Plan 3 is a bit big.

I find it interesting that the models are not designed by the design studio.  Seems like they do a bait and switch if you ask me.

I totally agree with you.  I ventured out with one of my buyers to take a look at the models.  I liked Plan 2 the best because of the downstairs kitchen/family room layout as you don't have to put the TV over the fireplace.  Upstairs was decent but the master bath seemed a little cramped.  I also wish they had put in a loft in Plan 2, that would have been a nice touch.  For now, they aren't offering broker co-ops but that may change based upon the conversation that I had with one of the sales people.  They even had me a fill out one of those interest list forms so they could let me know when they do begin offering a broker co-op.  I also found out that 0 units were sold as of Sunday (they were trying to tell me how they had so many people register that it was only a matter of time before phase 1 sold out). 
 
Another interesting observation (thanks to my hubby who had no interest in the models, went there only because I dragged him.....)

We were there for ~ 30 min, from 3pm to 3:30pm.  He counted the ethnicity of the people who were looking at the models

37 families - Asian
7 families - Caucasian
2 families - Indian/South Asian
0 families - African-American or Latino

Maybe the FCBers didn't want to ruin their nice leather suitcases where they keep their cash in the rain.  I was there from about 10:30am to 11am on Sunday and counted only 6 buyers/families (maybe everyone was sleeping in or at brunch).
 
Wish someone had taken a cell phone picture of the TI chalkboard graffiti. Too cool.

Most builders put plugs on the board during phase openings. It's a pretty common trick. Come back in 3 weeks and you may see some of the "sold" homes no longer under contract. I'm not saying they're aren't selling, just that the information you're given isn't always as truthy as it could be.

Those new home sales people can be worse than listing agents.  You should only trust them as far as you can throw them.  :-X
 
How do these compare to the new Carmel II floor plans? Are there still Carmels for sale? It could be another reason why they haven't sold any Phase 1s.
 
My buyer who signed up got the following e-mail and voicemail from the fine folks over at San Marino:

"As part of ongoing efforts to meet market needs, the Irvine Company has asked us to assist in understanding the home shopping perspectives of people who have visited and expressed interest in San Marino at Woodbury.  In appreciation for your time, you will receive a $100 cash honorarium.  We appreciate your thoughts and opinions and hope to speak with you soon."

Sounds like a little desperation is setting in.  I think TIC needs to realize that 2011 will not be as strong as 2010 and they better plan accordingly.  I fully expect broker co-op to be offered in the next few months followed by a "special" lender incentive (errr credit to buyers).

TIC doesn't believe in the word "fundamentals" because they think that Irvine is immune to them.

My wife participated in a similar interest group regarding the sonoma homes.  They really want to know about the sales experience and not your thoughts about the home.
 
My sister-in-law cheked out the models on Sunday.  The pricing sheet only in include plan 2 and 3 homes.  i wonder if that means Plan 1 was sold out in the first phase (or maybe it was just on another sheet).  If I remember correctly there were 4 plan 2 and 4 plan 3's left.
