San Marino Pricing and Models

NEW -> Contingent Buyer Assistance Program
We are in the Bay area and could not come down to San Marino to pick up pricing.  On the website it states low 1 million.
Does anyone know what actual pricing will be?
Does anyone know if there are models?  I do not want to spend big money if the floor plans do not meet my needs.

Thanks everyone - we look forward to moving to Orange County this summer.

Welcome to the forum Goldendragon.  Which part of the Bay Area are you moving from?  Have you considered renting before making a purchase decision?  If you are unfamiliar with Irvine or have never lived in or around here, it may be a good strategy.  You'll have your pick of the litter as time moves on and you won't feel pressured into making a quick decision to purchase.

Were these loaded with upgrades at this price?  Any details on what kind of upgrades?  thanks

I'm not so sure the price is going to come under 1 million, since they are advertising the homes as starting at 1 million on the website. I guess if they have trouble selling then maybe we will see 999,999

I can't wait to walk to the models.  I don't think they will have a problem selling these.
I have my doubts... $1mil+ homes don't move that fast.

The Los Colinas models are better to me... but that's my own preference.

I've said this before, you had to pre qualify to buy the 2010 collection.  The Irvine Company knows how rich their potential clientele base is.  This is very valuable information to them.  Looks like you will have to do the same with their 2011 Collection.

$1,000,000 for these? That sounds like a great deal. I'm guessing Phase 1 through 10 were sold out last year!!!
:D

How many people want to bet that Phase 1 is sold out?
I'll lay $100 that it is not sold out.  Won't be sold out for at least a few weeks to a month.

Geez, can't take the bet after the game is played  :)  Went to the models myself.  Very beautifully done model homes.  Loved the fanfare.

What free food were they offering this time?

Agreed.  Went to check out the models around 3pm.  Not impressed with the floor plans.  Beautifully decorated, but that is not relevant to the actual house you will get when you buy (unless you are planning to buy all the upgrades).  Somehow these plans dont feel as spacious as the Carmel I plans did.  Also, at 3 pm they were definitely not sold out.

Quite honestly Sonoma was better.

When I walked into the Plan 1, I thought I was walking into Sonoma plan3.  When I walked upstairs, it was not as good as Sonoma Plan 3.  Sonoma plan 3 has a really nice loft, and the San Marino plan 1 feels "stuffy" upstairs.  No loft, no tech space.  It felt a little more spacious downstairs, but a lot less spacious upstairs, while being 200 sq ft larger.
