this one is in my neighborhood. Kitchen could have been more updated but overall looks OK. You can clearly see the price difference between other Irvine newer areas and west irvine!!

8 foot ceilings are such a turn off.  Am I the only who is bothered by these things?

haha...excellent observation!!!  when looking around this track, we actually brought a tape measure with us to verify!!!!  although only a foot, 8 ft ceilings make u feel boxed in!

This is also the same as 54 Asbury in the Barrington tract of West Irvine.  I've definitely noticed that the Sheridan tract is pretty attractively priced.  These 3 story models are pretty cool with the large bonus room up top.

We looked at the house on Grape Arbor and had the same impression that you did. The mismatched hardwood was lame.

So we're still looking to buy a house in Irvine. We don't like any of the new homes, so we're looking at resale.

You mentioned that you find NW Pointe most desirable. I don't understand why NW Pointe commands such a premium. Most of the recent detached SFR in NW Pointe homes are listed for WTF prices. Several of them are asking for > $400 sq/ft. We're talking Quail Hill prices! But I don't see why NW Pointe demands such a premium. Houses are older, usually not upgraded, and have no views.

Im not sure why people love NW Pointe.  My boss used to have a home off Clear Creek on the south side of Meadowood.  I will say, his house was REALLY nice.  Our daycare lady lives right next to Canyonview elementary..  Every day when I drop off my daughter, I do notice the really nice feel of the neighboorhood... people walking their kids to school, others out for a jog... or walking their dog...  it's just a nice overall feel to the community. 

Been to houses here with decent lot sizes, so that's a plus.  Nicer houses seem really nice.  Being built in the 90's at lower values, these homes had lower Mellos which is attractive since there are a lot of nice amenities. 

I'm not big on certain parts of NW Pointe.  The northern end is whatever...  Arden Square, Georgetown and Lexington aren't all that attractive to me.    I run a lot, on go up the trail adjacent the 261, go up to portola, and come around on the hicks canyon trail.  All the NW Pointe houses along the trail are gorgeous... when I'm with my wife on the trail, we just walk and look at the houses.

I did not find them to be that bad..which is why i bought there i guess  ;). To be fair the downstairs is 9ft+ and the upstairs is 8ft.
