Questions about Portola Springs

NEW -> Contingent Buyer Assistance Program
[quote author="Mcdonna1980" date=1240042334]Can you take the 133 from PS to the 405? If so, where is the onramp/offramp?</blockquote>
You actually have to get on the 241 to the 133 to the 405. You would get onto the 241 either at Alton Pkwy or Portola Pkwy. The toll begins on the 133 once you go North of the 5.

<blockquote>Hello, I?m new. I have been reading through the IHF for the past few weeks and am amazed by people?s opinions who are so familiar with Irvine, and finally decided to register. Now I?m hesitating of purchasing a San Carlos home in PS due to the environmental and village incompletion concerns. Question to any of those who currently live in PS or specifically in any of the San Carlos homes by William Lyon Homes: how much is the tatal HOA you?re paying currently? Do you guys ever smell anything from the landfill or the el toro base nearby? Is it worth to pay HIGH HOA and mello to live there since we don?t know how long will them to complete the entire village? </blockquote>

[quote author="hesitating" date=1240041033][quote author="Roo" date=1240023716]Have you heard about Orchad Hills and Laguna Crossing?</blockquote>
Yes OH was supposed to be built in '08 but real estate market is down, and they kept postponed the date at both villages. Guess there will not be much options for new construction homes, but is the price going to be cheaper than now when they start building new developments?</blockquote>

Do more research and trust your first instincts. Instincts can be enlightening or deceptive, but first instincts are biologically evolved to gauge danger.

I live on the edge of PS (Serra), it's closer for me to enter S133 at Irvine Blvd/Sand Canyon intersection. It takes me less than 5 minutes to get to 405 from PS if I take 133 Toll road. This route basically bypasses 4-mile local traffic on Sand Canyon from Irvine Blvd to 405. The toll fee is 50 cents each way with FastTrack.

So no school inside PS, or its just delayed? I hadn't heard this.</blockquote>

Is this school inside Portola Springs?

The 405 was a mess this morning so I took Sand all the way to Portola

and then Jambo to work in Orange. The intersections of Irvine and Portola

with Sand are getting pretty Fragrant. Especially this morning when it was getting hot.

All that trash truck traffic is leaving some residue buildup on the road surface.

I could sure smell it this morning with the top down in the car.

No Thanks.

I still remember driving down the 5 in the winter and smelling the Orange Blossoms

at night around Sand Canyon. It was almost intoxicating.

This new and improved Irvine smells a little different.

It may be psychological. But a couple million tons of garbage rolling

through your neighborhood every year does have some effect.

I smell that every time I drive down Portola Parkway near Portola Springs Rd. The fragrance was outstanding! I discovered it wasn't my imagination. It was fresh laundry and dryer sheets / fabric softener from the hundreds of patio washer and dryers at the nearby apartments. LOL!!

i remember picking oranges as a child and the smell... like heaven. Then one day all the orange trees were gone :(

Does anyone ever smell a sweet sick smell? Kinda like [sic] sweet diarrhea?

Thats the sweet sick smell I got this morning. Its like a little fermented

over the normal garbage smell. I think its from all the moisture dripping

out of the trash trucks that drive through Sand Canyon. Especially between

Portola and Irvine. It must be a couple hundred trucks a day.

Normally its only when your next to a trash truck. But this morning it was ripe

without a truck next to you.

This is afterall one of the largest landfills in the United States.

"Number 9" in 2007.

You guys sure it's not just fertilizer (no pun intended)? I drive up the 133 every morning. Whenever I get to that patch of fields just north of the 5, I smell the sweet, sick smell o' decay. (Okay, not decay - fertilizer.) It's every morning and every evening too, actually. And it's only just that stretch, so I figure it's the fields. As I get past it up the 133 to the 241, it goes away.

Logic being: further away from the fields, closer to the dump, smell goes away. Smell therefore does not equal dump.

Hi, I was following this thread on Portola Springs and was just wondering if anyone knew how much the TCE plume affects PS? I read the other threads and viewed the map of the plume flow, but PS seems to be "outside" of the path. It worries me because Portola is in such close proximity to the old El Toro base. My family was interested in buying a home in Irvine in the future and we were considering Portola Springs. Thanks.

Its hotter than the other areas of irvine. Its farther from everything too. These minutes add up to real time to get anywhere.

Hey, i take offense to that.

You sure you aren't just picking up the fragrance from the huge nursery near that stretch? I drive by the nursery twice a day and it does have a fragrance.

Fertilizer? Do you fertilize your plants every week? That smell comes and goes every week.

I don't believe it affects PS cause it is towards the mountains. Notice the plume goes with gravity towards the 55 and our favorite place: Columbus Grove and Tustin Field.
