If you are willing venture this far out to Garden Grove, you should check this new development call Fairwind from Tri Point Homes in Huntington Beach.  It is build on previous school site (Lamb School), starts in the $900,000s, close to 405 and not too far from Irvine,  about 4 mi from the beach.

Two places in north OC worth a look- Fullerton and old town Orange. The rest leave you wondering "why am I doing this again?"
Also take a look at - Brea, Yorba Linda, Anaheim Hills

its crap. the only reason to go to garden grove is for the vietnamese food. look at irvine and to the south and don't stray to far from the 5 or 405.
