I'd sooner be looking west of the 5 closer to the coast, or at Ladera Ranch - which I find very alt.Irvine in appearance.

Any reason for this? Just trying to gauge opinions. Did a quick search of Ladera Ranch homes, they look very nice and fits what I'm after, thanks for the tip.

she likes the "good school" aspect, the people in general (I even have to admit the people are pretty cool, and we've met a fair number who grew up in irvine that have decided to settle back here; we moved from texas which she did not like), proximity to work (although her commute within irvine is just as long as mine to aliso viejo), and proximity to most things in socal (LA,OC,SD, and for us the desert as my family is there).

Maybe I did it wrong but I just did a Zillow and Redfin search for Laguna Niguel for a SFR (homes), max $700K, 2005 and newer and received 0 results.  So no dice in Laguna Niguel either for a home under $700K.

Much of LN was built pre 1995.

Just for fun I did Mission Viejo, Aliso Viejo and Irvine and all had 0 results.

Yea, I was trying to stick to the OP's preferred requirements.  I did not realize pickings were that slim out there.
 
yeah, really is slim pickings for anything new really besides that Jade Court that was mentioned earlier. I'm going to go ahead and assume those have literally 0 back yard space. I'll keep looking for something and see if there's anything in the 90s at least. Thanks!
 
@Taktix1:

Even if you are just touring new model homes, bring a realtor and have them register you on your first physical visit. Most of the new homes are offering broker co-op commission and realtors like Scott will give you a good percentage of that commission.

Get a Realtor and have them help you. 95% of new construction never makes it on to the MLS and they can alert you when a new neighborhood has some slow moving lots that they'll take a discount on.
 
I've heard/read some not so great things about Anaheim.  I haven't heard much about Garden Grove, how is it safety/school wise?
