I didn't mean to make value village sound bad or anything.
Like I said, I like PS a lot. I'm actually thinking of buying a property there.
 
It needs to be built out, but personal opinion is that it has the highest potential to appreciate since it is lower priced than other villages (despite BTB/YF clamoring for EW/OH)

It's backed by mountains, (like OH), so you won't have wazers congesting traffic like I see in other areas

This point alone is huge.
 
It is basic supply and demand.

WB/SG/CV/EV area: supply is pretty much all gone. Price goes up
Portola Springs still has a lot of new construction to go and is right next to the Great Park. This side of Irvine is also closer to Baker Ranch and other development in that side of Lake Forest.

Don't expect pricing in Portola Springs to normalize until many years when new construction is done.
