Anyone going to the sports park opening next week?  I'll be there wearing my Porsche T-shirt.

There is contradiction in your talk. If high school is important, why would one buy in CV, as CV is zoned to one of the lowest scoring high school, Irvine High?

I meant that *if* I was to live in WB/SG, then I rather just live in CV because they're all situated along the same stretch of Jeffrey and CV has the demographic that best fits me. Not to mention the proximity to 99 Ranch and TAIKO !!

And yes, I do not live in any of those three because clearly it's zoned to the shittiest HS, IHS.
You mean the one that is a gold ribbon, only HS in Irvine that got it :)

Pic of Portola Springs when all the construction just begun.

In this old pic, grading of neighborhood 1 and 2 just started.  You can also see Pavilion Park and Lambert Ranch was just a farm lands.

That's keep an eye on that Portola High's ranking, lot of home value depends on it.  :)

I agree. (Specific for PS), high school ranking as well as PS built out, the remaining ones are all higher elevation, should be nice.

And, mark my words: 5 years from now, Portola high would be in top 3..

In my opinion, it really doesn't matter.

Maybe you want it to be easy and not ranked high. For some the END GAME is have the best opportunity/chance to get into a great college.

While that may be true, but perception and image is everything. On US news, IHS is still ranked an abysmal #276 in California, while NWHS is ranked #54. That is a BFD (Big ---- difference)

Northwood 54
University 58
Beckman 73
Woodbridge 115
Irvine high 276
Tustin high 351
el toro 427

Even Beckman is ranked better than IHS.  That's just SAD....

Do you really think HS makes that much impact on the market?

It's a toss up.

I do.

High school has an impact on the demand but its just one of many many factors affecting the housing market.  It's not the only factor but a big factor though.

Prior to Portola High, PS was actually zoned to Nowthwood and WB was zoned to Irvine High.  Despite zoned to Irvine High, WB has higher demands than Norhtwood High zoned PS.  Not sure if a number 1 ranked PS High alone will changes buyers altitude towards PS.

Only time will tell. Woodbury was built out years back where as PS is still building. Let PS finish its construction and we shall see.

Just have YF/BTB rep for PS.
That would have a better chance for more hot market in that are than waiting for PS HS to become top ranking.

I really like PS.
I can't seem to pin point what it is, but PS just has a good feeling.
But the reality is PS is still a value village.
You paid less to buy there, so the appreciation might seem a little less than other villages, but it's a fair game.
I'm hoping more plazas and retails will be built around there so it doesn't feel so left alone, but still compare to EW/SG/CV/WB, the whole village seems lacking a bit of high end feeling. OH definitely tops that high end feeling from the entrance, but PS for some reason lacks that even though it is also located near mountains.
Nevertheless, I would still buy PS over WB. At least PS is newer and the floorplans are more attractive than older models from WB.

You guys make "value village" sounds like its a bad thing.  :)

It's still in Irvine and it's still very expensive.

PS is a very interest case for real estate market.  It has many attributes of highly desirable community but yet the demands fall below other new communities.

And then there's gated Lambert Ranch with no MR located smack in the middle of PS and are selling like hot cakes with very strong demands.

Who knows the gate and no MR make such a big difference.
