so you went to the phase release? what was the turnout like? based on the previous release, there will probably be a several people backing out as always. </p>
 
Hmm, I found out there is a listing on Ziprealty listing courtesy of JLH REALTY & CONSTRUCTION, INC. I guess the builder is not getting enough traffic??


This is definitely a Plan C with the pricing the same as above at $666,880.

<p>Speaking of which, LL, have you had any discussions with the sales counselors at BC about getting a reduction in your purchase price? The reason I ask is because some of those homes are starting to fall out of escrow, and one I noticed is priced $25k below what it originally went for (and that's upgraded, so probably more like $50-75k below what it was originally priced for). Add to that the much lower prices at Coastline and the (probable) price reductions in future phases at BC, and I am thinking they will be willing to deal. Just wondering.</p>

<p>I haven't talked to them...but I haven't closed escrow yet, so I guess there's still time. I'll ask them next time I visit.</p>

<p>I'm waiting to see how the prices will be set for the next Phase. I don't think they'll lower the prices for newly released homes, ie. the upcoming Phases, just because if they lower the base price below other purchasers' base prices, then they'd have to go back and match the new base price. That's what I got from "The Promise."</p>

If I understand this right. They put constructiuon on hold, wait for people to close escrow THEN they will decrease the prices so they won't have to decrease the sale price of the first few homeowners.





Are they allowed to do this on purpose...I guess, but it sux for poor homebuyers.

Wow so does that mean they're not going to build anymore of the Plan A and Bs? What about the other model homes? Or are they stopping all construction in Portola?
 
I haven't seen 61 Scarlet Bloom yet but that fits my criteria almost exactly, about 1500 sf one level condo. I love our 1300 sf one level apartment in a new IAC complex, but rental parity value for 61 Scarlet Bloom would put it at $375,000, given the high $375 HOA and 1.8% total prop taxes despite the couple hundred extra square feet. I'll take a look at it hopefully today but it looks like it has another $200,000 in price reductions before it makes sense. Plus the one thing I fear with a condo as compared to a single story detached which I would pay a premum for, is the high probability of hearing the stomping sounds of footsteps day and night.
