I am officially intrigued by this teaser post.

I dropped by again today and they have an updated price sheet out. It looks like the models are up for grabs this time too.

Price Sheet for Phase 4 + furnished models (effective April 26, 2008)

Phase 4

Lot / Plan / Price

87 2A 562k

86 3C 582k

Furnished Models

Lot / Plan / Price

88 1D 606k

91 2B 639k

90 3C 646k

89 4A 665k

I talked with the lady today and she said that it will be the LAST phase of decada and no any new plan and idea about rest open space. The phase four will be built on the current visitor parting lot. All they offered was a 20k incentive for phase four and 15K incentive for furnished models if you financed through their lender (30-year fixed is 6% with one point).

compared phase four to furnished models, the price difference is 64k (model 3). I don't think that all furniture in model 3 is worth 64K.

I own one like the plan 3 Decada. 1622sf 3/2.5. Mine might have been the original Cal Pac 4-pack detached cluster development, Wisteria in West Irvine, bought in 2001. I'm going to sell it when I get into escrow on a bigger place. That could be this summer or two years from now depending on what happens in the market...

Damn, there is a huge premium for TRidge. Bank-owned of my plan just closed in my tract for $552K. Bower Tree would only by an early 2005 rollback price-wise.

[quote author="IrvineHouse" date=1211007173]Hi gentlemen, how do you think about decada plan 3 or 4 in Portola Spring? The furnished model looks nice.

I like residence 3 more than residence 4. Residence 3 seems more open and bright.

6 or 1/2 of a dozen. Plan three greatroom has windows on 2 sides which allows more light and ventilation. The model is plotted at the location receiving the most sun so with a different orientation light condition will differ drastically. Dining area is not as well defined compared to the plan 4. Plan 3 has a den downstairs and plan 4 has a functional bedroom. Many have chosen the den as formal dining.

Most of the models for other projects will also be sold off soon. Starting fresh with a clean slate with post bubble products hopefully with better "chi" this time around.

[quote author="PadreBrian" date=1211010972];) The decada models are being sold...so you better hurry up. They are locking the doors and leaving town. hehe

Happy Friday Bk:

Any idea on the two new communities on the north and south end of Woodbury. I know one is Stonegate but not sure what the other community is. This is in addition to East Woodbury.

Irvinitteee,

Thanks. I am really curious as to what that community will consist of.
