And what about Saviero and Messina in OH? Aren't those mid $1m? Maybe a little smaller but it's *gated* and better schools... and *Irvine*.

I would sacrifice a few hundred square feet for Irvine... let's face it, once you are over 3000sft, it's just gravy space.
