Back on topic, are there any discounts/incentives being offered at Parkview?  They don't seem to be selling too well.

Plan 1: $744,995 ($50K appreciation already?; although $600K for a Toll Brothers home is a little bit too attractive)
Plan 2: $760,995 (no island, bleh!)
Plan 3: $780,995 (used to be more expensive than Plan 4, but Toll Brothers got cheaper and deleted the curved staircase and open to below, resulting in crash of price)
Plan 4: $789,995 (cramped yard)

ALL OF THEM NOT IN IRVINE ON A MOTOR COURT!!!
 
It's funny how people are willing to overpay to live in Irvine, but how dare someone over pay to live outside of their precious Irvine bubble.

 
You would actually want the gap between to Irvine and lake forest, Irvine and Tustin to remain somewhat close, otherwise the differential is too tempting and people will just buy in lake forest or Irvine. So if they move in lockstep it's actually better for Irvine.

Depends on the person I guess. I'm not willing to overpay, even in Irvine.  However paying vastly above market value in Lake Forest will take you significantly longer to re-coup your purchase price than in Irvine. 

I actually like Lake Forest (at least Foothill Ranch part) but I'm very confident that selling a $1M+ home in Lake Forest will take significantly longer (on average) than doing so in Irvine.

Don't get me wrong, I wouldn't pay $1M for that house in lake forest or Tustin either. We just lucked out when we bought ours (Signed contract in 8/12). And I would agree it would move faster in Irvine. Irvinites should be happy that people are paying $1M for a Sheldon model home in legacy (which is bat shot crazy by the way).

Ahh... so you do think Greenwood really isn't a value. Although R2D keeps saying they paid like $400k less than a similar house in Irvine (still trying to figure that one out).

I thought it was a value when it first came out. Sheldon prices seemed to get out of control. I assumed they would sell well but not as fast as they did. The Brookfield homes I thought were priced too high where they would actually drive traffic to Crawford because it wasn't that much more. I thought Crawford/Stafford were good values when they came out. I have not tracked their prices so not sure what they are at now but my guess is that they are still good values (relative to Irvine) considering the size of the home that you get.
 
Simple math will get you there.

Show me a new home community selling in Irvine now with recessed lights and jboxes in every bedroom, family room and loft with large slider doors to the California room included for $335 a sq foot. Bet you can't do it. Put my house in Irvine and boom, raise the price to Irvine prices and you'll be $400K higher.

No fantasy on my part of TL gaining on Irvine. It's always going to be significantly lower.

I'm not talking about a house in Sheldon being 400K higher. I'm talking about Stafford.

Looking at Stafford right now, prices are ~$1.3m to $1.4m for 3800sft+ homes. In Irvine, both TIC and 5P, it looks like similar sized homes are ~$1.5m to $1.6m.

I guess at the 4000sft range, there could be a $400k difference but I though you were referring to the $1m range homes. Once you get to 3600sft+, that's 1%er category.

For the rest of us, Greenwood isn't that much of a bargain over Irvine.

You are right Aquabliss.  I forgot that Silvermist has been dropping prices ever since they opened.  It was definitely $400k price difference when Stafford started but guess no more.
