Well...it IS in a village called "Stone Gate"  :P I think its funny how so many people talk about the "rolling hills" of orchard hills, I've been there so many times and it's not like we are talking about Napa or Tuscany lol  :)

Nope, not Napa nor Tuscany, but green hills nonetheless many times more appealing than 90% of the rest of Irvine, no?
 
Just like every other grand opening there's like 8:1 ratio of fcb looking types. Decent layout, garage feels smallish tho.
Avg lot 4k according to the sales lady
 
Got there too early for the Kogi truck, but it was busy at the opening.
Was able to get a couple of clients registered with them, and ran into USCtrojanman getting some of his clients signed up on our way out.

Broker co-op is $20,000 currently, but will see if/how that adjusts as sales progress.
If you're thinking about these, be sure to bring your broker with you so you don't miss out.

Seems like some Phase 1 homes are still available.  I overheard an Indian guy say wanted to buy a particular lot and then sales agent asked him to get pre-qualified and get on the list.  He wasn't happy with this response.  He then said, "I'll show you my bank statement right now".  Pretty funny. 
 
Haha, this is the only time where the builder loses out, unlike a resale, can't sell new homes to the highest bidder or do they behind closed doors
 
Went this morning as well, live piano playing in Plan 2!

Plan 3 was certainly the best of the lot but I wasn't as overwhelmed as I thought I would be.  The Plan 3 entry wall is is flush with the wall where the TV is mounted for the great room.

This makes the first view when entering a bit odd as you look straight ahead and can see the wires behind the TV along the same wall. 

The rest of the downstairs was nice and the loft was a good size.
 
$1.2, $1.23, $1.29, somehow the sheet I have isn't the phase 1 list, but general ballpark as the sheet mentions this as a base price. Most lots are around 4k unless you get an end one
 
Looking at plan 3 options. You can make the den + conservatory into one large room without the supports in the middle like every other house.  Also dig the high ceilings

Nope I was on my way to pick up lunch for the family so just did a quick in and out.  Didn't even look upstairs except for Plan 3.

Wellll now I'm not to sure if those slopey lots are even for Palo Alto.  When thelandofnoland posted the early on site map, you could see (what we thought were) Palo Alto lots right up against Portola (up Woodhill), but now looking at Goriots sitemap, those lots are not Palo Alto as it seems they're developing only up to Hearst. 

To answer your question though from what I saw, they're not suicidal but they were a lot taller than I thought and definitely not useable space whatsoever.  I didn't drive over there so just saw them from afar.
 
I'm so curious on how high the top of the wall is to the level ground next to it, it's like 100 ft high!
 
Leaving Palo Alto yesterday on my way out of Stonegate I saw this awesome GL.  Asian guy driving too!

The plan 1 was about as nice of a 3000 sq ft track house as I've been in (in terms of just overall layout).  Not talking decoration, lot size, etc. Just a really nice and efficient plan.  All of the plans were pretty nice though, although 2nd plan's great room was a little too big (with too much of space being in kitchen / eating area and not enough in family room).  All that said, plan 1 doesn't have any nice lots as those are reserved for the 2's and 3's. 

Also, those lots at the back are part of Palo Alto. I believe some of the lots are about 100 feet deep (one's backing Portola).
