I heard from some folks that the more tony areas of Connecticut are getting hammered because of the Wall Street crisis, a radical decrease in bonuses and layoffs. Yeah, I know Connecticut is no where close to Palm Springs, but Sarge will read this post here.

That would make sense. A lot of Wall Street traders and execs live in CT and commute to NY.

I have a family member who is a portfolio manager.

His past bonuses were 100+% of his salary :bug:

He won't be getting that this year!

And his stock options are basically worthless.

Luckily, he lives <u>way</u> below his means, so his family will be fine.

House buying prevention police says: There are about 200 homes in PS scheduled for the foreclosure auction currently. There was even one $2mil monstrosity that went back to the bank last week. Don't even think about buying a property in PS yet.
 
That Kings Road property is a real stunner, Troop. Looks great. A lot of that is the well-chosen and impractically sparse decor though - if I were there with my archeological look furniture and cheap bric-a-brac it wouldn't look nearly as good.
 
FairEconomist - I know what you mean. I'd try and buy it furnished so that I didn't have to change a thing. Here's a listing for another Kings Point house, not as nice as MY house....but the pics with the furniture make it...just.... <a href="http://www.redfin.com/CA/Palm-Springs/990-E-Murray-Canyon-Dr-92264/home/3045370">Blah.</a> It's at 459K.



Graph....I know, I know.... that's why I thought if I low balled now, they might consider it. I was thinking 325K, furnished. ;) Another very similar model is for sale for 625K in Kings Point (2716 S. Kings Rd.)....but Redfin shows it's last sale in 2004....288K !



Can anyone get me the last sale amount/mortgages on the house I like ? (2733 S. Kings Rd. East, P.S. 92264) Redfin isn't showing it..... better yet, is it upside down and headed into foreclosure ? Any other foreclosures/close to/ reo's in that 44 house enclave?



Huge factor: Leased land. Ugh...I just caught that.
 
Help me understand PS. I need to know the zip codes, as well as street names. If I get them in my head, then when I check the foreclosures in PS, and I will know what is good and what is crap.



I might even have a way for those interested in buying a foreclosure there, if I get what is good and what sucks.



BTW, I have some friends living there for the mean time, and if a knowledgeable PS person were willing to join on a venture out there... then I might be able to help. Hint, hint.
 
G. The main zip code I'm interested in is 92264. The other PS zip code is 92262, but that is more Northern PS and too windy and closer to the 10 Fwy. I want South PS, out of the wind and closer to the mountains.



Here is a page listing the <a href="http://www.palmspringsneighborhoods.com/Neighborhoods,3,6/">Neighborhood Associations and locations. </a> If you click on one of the letters, a small box pops up naming the association (some even have their own websites with further info). In that pop up box, there are three tabs. Click on the "boundaries" tab for the street names that encompass the neighborhood.



One of my favorites is Deepwell, but pricey. I like J, V, R, D, S, A and a few others that would be near the lower left corner if the map was expanded a bit (Kings Point, for example is down there but not on map as it loads...but hit the "down" arrow once and you'll see the area)



I do not like N, F, I, G, M, Q, P, E....mostly b/c they are near the wind and closer to the 10.



Possibilities are B, U, K...but much of this is out of my price range. T is ok, but spots of it are "dicey", like that adorable Craftsman bungalow I posted about last year...with the neighbors who had several junk cars on the lawn and four ne'er-do-wells sitting on the front porch in the middle of the afternoon. Warm Sands (V) has some nice houses and deals, but also some real crap....and a plethora of gay male guest houses. Parties until all hours sometimes. It's a great location, but would want quieter neighbors.



So start at the mountain and move towards the 10. At about the 1/3 way point, a bit after Sunrise Way and well before the airport...that's where the wind starts....and where I think zip code 92262 roughly begins. There is also a small zip of 92263 that has possibilities. So, East of Vista Chino (looks South of Vista Chino on this map) for sure. South of Sunrise Way (the farther South towards Palm Canyon Dr., which is the 111, the better)



Homes in South Palm Springs are higher priced than those of North PS (wind).

Troop...just so you know, stay away from PS on valentines Day, there is a huge cycling event going on that Day, 10,000+ Cyclists = horendous traffic and road closures etc.
 
For $400+/month to live on a golf course, Troop, you better love to golf! Beware the oversized sandtrap east of Toledo Ave!

If you do see an Orange Cannondale and a Blue Trek riding in Palm Springs that day, please don't drive to close to them. However, you should be on the look out for a particular female cyclist (riding a light blue Felt bike) screaming "Pineapple" once every few seconds.
