ROTFLMAO, all that extra money for gates and still no guards. Perception is more exclusive, to me having gates is a hassle not a barrier to protect residence.

When we left the pool last Sunday afternoon, there were quite a few Chinese speaking folks standing outside of the 3X model pointing and discussing. Figured it might be sold soon, even at that crazy price.
 
Model homes are FCB golden trophy. Everything is done and they like the way the builder upgraded in most cases. The price is in line with  most of the model homes that sold to FCB in Great Park neighborhood. Good for your comps. Like it or not oversea money continue to pour into Irvine. And you are right, it might be list as sold soon.
 
I can't believe they are going to sell out at those prices.  The are truly ingenious as I don't think other home builders could've pulled it off.  They made a killing.  I guess the school boundary mattered.
 
All model homes for Strada have been sold. They have three Plan Ones and three Plan Twos available - better get them while you can!

Looks like Verizon is using that new cell tower (funky green tree upper middle of photo) on the hill across from Strada. I now have three to four bars (instead of "No Service") and get LTE (4G instead of 1x). My download/upload speeds are quite a bit faster using the Verizon network as compared to my in-home Wi-Fi.

I've seen non model homes done nicer than model homes. And it sold for higher price/sqt when done right. Model homes are FCB trophy favorites since they either don't have the times or an eyes for tasteful upgrade. Other FCB Prefer just to buy and move right in without lift a finger. Either way I think money well spent for them in their own mind when comparing properties they own in HK or central mainland. Even at those prices, it is a bargain for them. Sad I know.

Also, often times they'll include the furniture in the models too when they sell them.  But yeah, those are some hefty prices.
 
I would think that furniture and nice landscaping is never worth $500k more than base priced homes.  So would an earlier phase Strada home sold in the high $900k/low$1m can actually sell for these model home prices?  Assuming they have pretty decent upgrades and landscaping? I would think that the phase right before the model home pricing, in the high $1.2m would be a better comp for the earlier phase homes.

If you look at interior options and upgrades, add in professional landscaping, and include the furniture then you could see that. Of course it depends on the lot size and square footage of the home. But when you start adding in the high-end touches seen in model homes these days (crown moulding, wainscoting, upgraded baseboards, premium flooring, upgraded appliances, window coverings, closet organizers AV set-up) and landscaping (pools, water/fire features, pergola/patio covers, fireplaces, entertainment walls, palm trees), then it is certainly within the realm of possibility. Different price-point I know, but the model homes at Hidden Canyon have at least $1 million in options/upgrades/landscaping above the base pricing according to an acquaintance of mine in the sales office.

"Street sweeping of asphalt areas will begin on Wednesday, November 16th and will occur every other Wednesday.  To keep the streets as clean as possible, please make sure trash cans are put away by no later than Tuesday morning and vehicles are parking in the garages for which they were designed."

That's a bit passive aggressive, no? I think there are only two homes on my street that use the garage to park two cars, and my house is one of them.

To enforce this rule they should fine the cars that are parked on the street on those Wednesdays. I went to UCLA and on street sweeping days if your car is parked on the street they will not only fine you, they will tow your car! I speak from personal experience and a $350 mistake.
We need to set the tone in OH that the CC&Rs are not meant to be looked upon and ignored.
One of my biggest pet peeves is people not parking in their garage (and another personal one is people driving dirty dusty cars). So I guess these pet peeves go hand in hand :)
 
Not using your garage to capacity is indeed against the OHVII CC&Rs. I am on the Entrata board now and I will be enforcing it once the neighborhood is built out.
 
I was thinking about homes that include the furniture in the purchase price.  Since you are actually paying property taxes on the furniture, is it possible to get a lower price on the house and pay for the furniture separately?

So say a house is $1,000,000 with furniture included.  Can you pay $970,000 and pay $30,000 for the furniture.

Taking this line of thinking even further is it possible to do a bit of fraud with a seller.  Pay for a $1,000,000 house with $800,000, and give the seller $200,000 cash and pretend it's for furniture or some other item.  This will keep you property taxes assessed at a lower rate.
