Orchard Hills - Strada by Irvine Pacific

NEW -> Contingent Buyer Assistance Program
Did my pre dry wall walk through yesterday and noticed this on one side of the house.  Is this normal?  Does this look like a serious problem?  Just cosmetic or cracked foundation?  I am meeting with the supervisor tomorrow to check out again and discuss.

Sorry if I didn't load or size pic properly, this is my first time.

I'm not an expert but it just looks like some extra concrete made it past the wooden perimeter or something hit it while the concrete was curing.  Seems like a cosmetic issue.

Thanks for responding, you were the only one.  I met with Irvine Pacific today and they were awesome.  They said they are going to get their structural engineer involved, get it resolved, fixed properly, and give me documentation outlining everything done and signed off by the engineer.  I am really pleased with the way they handled it.

Strada will release their last phase (including the models) next weekend. Base price for the Plan 3X in the last phase will be $1.31 million. The price for the 3X model home will be $1.618 million. The last phase has small backyards however it is directly across from the pool/park. Still have about half a dozen homes currently available.

Two more rentals on the same side of Copper Mine: http://m.homes.com/property/84-copper-mine-irvine-ca-92602/id-245167475/  Expect front landscaping on that side of Copper Mine to deteriorate with more absentee landlords.  The HOA needs to be more proactive with some of these homeowners - especially that vacant house on the corner of Copper Mine/Horse Shoe.

Good news about pricing on the last phase and model homes.  That's more than I'd have thought.

Just received an email suggesting the final phase and models have been released for sale:

"We are excited to announce that final opportunities, including the model homes are now selling at Strada, one of Orchard Hills' most popular neighborhoods! Visit today and tour the beautifully decorated model homes that include designer-selected upgrades, lush backyard landscaping and more."

Shocked!  All the Plan 3s reserved or sold out within a couple of days, and the pricing on the Model 3X is ridiculous.  That yard has a 10ft setback!  I'm fairly happy with my Plan 3 as I bought in the earlier phases.  I wonder when we'll start to see For Sale signs from Strada residents?  Lot 129 (Plan 3X) is a good-sized lot and it looks like they'll pay a premium for that; Lot 130 (Plan 1) is relatively good too.

Now that we're nearly halfway through Strada build-out at Phase 14, does anyone want to speculate what the pricing will be on the final phase(s) for an average and base (non-premium) lot, assuming there are no significant changes in the economy?  :). I'm going with around $1.2m for a Plan 2 and $1.26m for a Plan 3!
I was nearly accurate for Plan 2 & 3, and didn't speculate on Plan 3X.

Strada is down to their final 11 home sites - including the three models

Plan 1: lots 147 and 152 (lot 144 has been sold but no red dot) plus the model
Plan 2: lots 132, 134, 140, 156, 166 and 182 plus the model
Plan 3: just the model

You'll need to utilize that big backyard if you have kids - not sure playing in the street in front of Lot 129 will be feasible due to traffic.

During the past few nights I've heard these strange animal noises coming from the general direction of Terrazza. Sounds like there is a pack of coyotes "barking" at another pack of coyotes possibly about territorial rights - maybe the IUSD coyotes are telling the TUSD coyotes to go back to their inferior school district? I thought coyotes were more solitary so maybe it's a bunch (sounds like quite a few animals are partaking in this activity) of dogs having a good time, but that strikes me as odd as that would require the dogs of OH to get together and organize this event. Seems it's intense noise for maybe 10-15 seconds, then quiet, then maybe round two of noise and it's over. Have heard this quite a few times during the past two months.

Anyone else heard it? If you have your windows open between 9 and 11 PM it's definitely noticeable. So for the typical TI post, let's speculate as to if the sounds are indeed coming from coyotes or some other animal (maybe imported from China) and as to the address of their party. Maybe in some hidden grove, somebody's back yard, or some other area with bad feng shui?

True story: I went out towards Portola Pkwy between Jeffrey and Culver many years ago, maybe 10, when there was even less stuff there, to get away from the light pollution and try to observe some stars and stuff.  Parked near a fence with a tarp on it, I got out to do my sky viewing, and heard the most bizarre animal noises coming from beyond the fence.  The more I listened the more it sounded like large wild animal activity.  I had to get out of there cause I expected something to jump over that fence and pull me over.  It was creepy.

It's more like the IUSD coyotes telling the TUSD ones how much easier it is to find dinner without a guard gate.
