Orchard Hills - Strada by Irvine Pacific

NEW -> Contingent Buyer Assistance Program
We are getting the  keys next week. We finished the Walk-through this week . We were too late for structure- related upgrades.  We have no conservatory or California room. I do want to have CA room. Trying to find a Construction/landscape company. I think to build CA room after the COE will cost more and require permission city as well as HOA. Anybody has done this?

If you, or anyone here at Talk Irvine has a landscape company they'd happily refer, please do.

Oh I wanted to attach the picture the office sent me!

Very nice! Our first choice, by far, was the Monterey elevation for the Plan 3; but ours will be Tuscan (# 2 choice). Are you thinking of incorporating the brickwork in the backyard - planters, fireplace, etc.?

CA room and Outdoor kitchen is in the plan, and  floor with colorful Pavers!  NO plan for fire place!. Each year winters are getting hotter and we  hardly used the fire place in  current house we just sold! Also it will be too crowed if we add fireplace

I am in the process of waiting for an approval for my CA room. We had to pay $500 just for the HOA to review since it is a structural improvement. It's been 2 weeks and still nothing.

Is anyone planning on attending the "Meet the Builder Luncheon" on Monday June 22nd? I'm not sure what phases are invited. I'd guess the last two or three at least. It should be fun meeting some new neighbors.

Theres a Community Soiree at "The Resorts" this weekend. My buddy, who lives in CAPELLA, told me I could tag along and meet some rich folks. Maybe I'll get to meet Paris!  ;D

What community Soiree? I don't know about this, wasn't invited. Let me know details, I want to join the fun  ;D 8)  I've been bugging TayMo to throw us Capella folks a neighborhood meet and greet but they've been too cheap to do such a thing

@Paris- Tried to post the invite my buddy sent me, but guess the link didn't work well. Anyways, I guess you're suppose to RSVP by the 10th. It's on Sunday at The Resorts from noon to 3pm for all the Grove residents and their friends  ;D

So airiesinapril, did you go with white cabinets, or something else? Post a pic if you went with something other than white. I'm curious to see how different options look. I really like the sage stained cabinets. It appears mostly medium/dark grey, but under indoor light brown peaks through, and outdoor light green does.

Here's a pic of three cabinet upgrade options: espresso, johnstone, and sage. Does anyone think the sage stain is terrible? Nice?

That def looks more green than grey on my screen. I would probably pass if it has such strong green tones.

It's hard to capture the color in an image, but there are definitely green tones. If the stain were labeled something else, like "slate" or "earth", I might not have looked for the green that "sage" conveys.

I used to like the espresso kind but darker cabinets tend to make the kitchen look smaller.

Dark cabinets definitely shrink the space. You have to pair the dark cabinets with light counters. I think this is less of a concern at Strada due to the ceiling being 10' high.

Well if you are already seeking and seeing the greens in the one door sample, your whole kitchen filled with the cabinets is going to scream green to you. Ask the sales/design people if they have any homes under construction with this installed so u can see it at the full scale. They should be pretty accommodating. I've been offered this during my new home process to see how design choices look installed.

You're right. They did show me a kitchen in a house almost complete with the island in sage, and this only confused me more. The cabinets appeared grey with beige tones. We had to place the sample cabinet right next to the island to be certain it was the same stain.

I love the stain, but its chameleon nature only serves to scare me further away. I can't be certain how it will look in the kitchen, much less the baths that will have different lighting.
