Motor courts for Corte Bella and Terrazza, not sure about Strada, don't see the garage but the street layouts are CDS which usually mean homes with driveways
 
That leaves Capella as the only residence I'm budgeted for, and it's too close to the freeway.  Arghhhh...no Orchard Hills for me.  Dreams dashed in one night.

i dont think the people buying in the gated TUSD side paying $1.5M to $3M for a house are going to be all that concerned about Northwood high and being in "irvine". they care about the fact that their neighbors behind the gates are also loaded and are away from the riff raff on the "irvine" side. they can rent an apartment zoned to Northwood high if they are at all concerned about going there. IP is building on the "irvine" side cause all they do are crappy 1500-2000 sq ft homes.
 
This is true for all of the Tustin Ranch/North Tustin home owners.  They don't care if it's Irvine but appreciate the area more.  The fobbers will stay away if it doesn't have Irvine on it!
 
Maybe they think "The Groves" is good luck from Lambert Ranch.

Although there is already "The Groves" previously in Irvine.

One of the most expensive gated communities in Irvine... or a mobile home park... you choose. :)

I would agree... but I'm trying to be optimistic. :)

More than $700k for a 1500sft townhome/flat is crazy.

I also think TIC wants to be careful with their pricing compared to PP... although, that doesn't seem to stop them with Cypress Village.

I don't know if Strada is an exact Mulberry copy... the one rendering has a side entry garage and the description doesn't mention the Cali garage. If IP was smart, they would make it a Mendocino/Maricopa clone.

From other post by test, I believe all IP homes are IUSD except D: Terraza which is TUSD.

Is it just Terrazza?  Looks like part of Strada too.  Will neighbors have to send kids to different schools?  The green line doesn't expand pass maybe a couple houses.
