We went to see the models yesterday.  Plan 1 and 2 were decorated nicely.  Not so much on Plan 3.  I thought the glossy gray color on the moldings and (steel?) stair rails were tacky.  Plan 2 has the best layout IMO and the wide hallways on all models are certainly a plus.  They all have decent size backyard so it is hard to imagine how the backyard will look like with the aforementioned 6' width. 

The price list that we were handed has Plan 1, 2, 3 at $1.30M, $1.32M, $1.38M respectively with no specific lot assigned.  There were a couple of Middle Eastern/Mix ladies who were pretty adamant in knowing where they are on the waiting list.  The sales lady said they couldn't give that information.

Surprised by this plan 3 entrance, the metal sheet railing is kinda weird kinda cool.  I actually like the decor here, didn't have a chance to check out the other plans.  Sales did not provide much info, looks like phase 1 is sold out as reported above and phase 2 has not been announced yet.  The sales lady dodged my question about a firm price list for phase 2, she gave me the same sheet as Meggie above.  She did mention the terrace off the master bedroom is included in that price.  At $1.3 million, I would pass due to the small lots.  Laundry down makes it a deal breaker as well since my knees will hate me.

Price per sq ft is in the $430 range.  I think price per square feet for Messina was slightly lower around $420.  But bigger lots.

Anyone else think Capella was great, assuming you don't care about 4k sq ft lots?
 
Those prices are a bit misleading because they have incorporated conservatory and terrace into some of them already in the earlier phases.  Those starting prices are for a stripped down, no options, home, which doesn't exist as lots have been preplotted.  It's a marketing ploy.

Plan 1) not available (totally sold out since smallest in OH gate-guarded side)

Plan 3) $1,377,015
 
I heard, not confirmed, that Capella was having problems selling their homes.  But, I think all the builders aren't selling out right away either.
 
Hmm...interesting. All I've been hearing lately is how fast Capella is selling, but if this is true then I wonder how the later phases will be priced. Time to start visiting the sales office and hope for a deal.
 
We went to Capella for the first time on Saturday. We aren't interested in those homes because it doesn't meet our needs but my grandson was in town and he LOVES stairs (he lives in a one story home...... told his preschool teacher he was going to California to see his other Grandma and Grandpa and the stairs). We wanted to see if Saviero had the plan one they are building available to go thru since they didn't build a model.

The Capella sales staff was on us right away and when we were leaving they were practically chasing us down trying to tell us we could probably make due with one of their houses.

It was then, that I thought............ hmmmm, why chase two white people with a grandkid down? Sales must not be as good as you'd like us to think.

Saviero was most definitely wanting to sell us one of their 3 or 4 plan ones. Of course I most likely cannot buy the one they are building and probably the next phase they started building either because I want structural changes and they know that.

People are starting to realize small tiny lots really do suck....

That's not the issue.
Sales of bigger homes with bigger lots are slowing even more. 
Take a look at Saviero, which has big lots and you'll see more standing inventory.
I think it's the same for the other builders, but information on their inventory isn't as easily accessible.
(At least i haven't seen it.)

It seems like the real estate market in general is slowing and people are seeking value.
So, Capella, with its smaller lots, is doing better than most other projects.

It's all relative, but Capella is the least expensive on the gated side.
So, yep, it's the #valuvlg within the #mstxclvaddrs.

im telling you guys, Standard Pacific's development at tustin legacy is going to sell much better for this same reason.  3,000 sq ft home with driveway and probably a 20 ft deep backyard for $900K (that is what they last said) and a much more central location. California court can shout at the top of his lungs how he wouldnt raise his family there but plenty of others will.  the 900K could stick if they see the market is slowing down, which it appears it is. the cheating asians will find a way to send their kids to IUSD and the rest will probably transfer to Tustin Ranch schools. so you get better location, a lot more value and just as good schools. sounds like a winner to me.
